Job Description :

Join our team as a Building Maintenance Supervisor, where your expertise will play a crucial role in ensuring resident satisfaction and property excellence. In this pivotal position, you will be responsible for delivering efficient and professional maintenance services, directly reporting to the Property Manager.

Your responsibilities will include :

• Responding promptly to service calls in line with our service policy.
• Providing on-call support as required.
• Coordinating and executing apartment turnovers within three to five business days.
• Performing a variety of light repairs including electrical, plumbing, carpentry, and masonry.
• Maintaining cleanliness in common areas through regular sweeping, mopping, vacuuming, and window cleaning.
• Overseeing maintenance of pool(s) and / or Jacuzzi(s) to ensure they meet safety standards.
• Keeping maintenance areas organized, safe, and efficient.
• Training and mentoring new maintenance staff.
• Assisting the Property Manager in selecting and managing vendors.
• Accurately recording essential property details such as water shut-offs and meter readings.
• Collaborating with the Property Manager to develop a preventative maintenance program and conduct weekly community light inspections.
• Inspecting and approving work carried out by contractors and ensuring compliance with insurance requirements.
• Taking a leadership role in enhancing the aesthetic appeal of the property.
• Contributing to the maintenance budget planning and adherence.
• Providing assistance to other ZRS Management properties as requested.
• Walking move-outs with the Property Manager to assess repair needs and costs, including documenting damages through video.
• Reviewing the Detailed Outstanding Service Request Report with the Property Manager daily.
• Maintaining all required logbooks diligently.
• Ensuring compliance with all Environmental Protection Agency (EPA) requirements.
• Adhering to Fair Housing principles and laws meticulously.
• Ordering and managing maintenance supply inventory.
• Implementing the Area Assignment Program for streamlined operations.
