Florida A&M University's Facilities, Planning, Construction and Safety / Plant Operations & Maintenance Department is pleased to announce the acceptance of qualified applications for the Director, Physical Plant (Building Maintenance) vacancy.
Responsibilities
This position is a senior level position in the Plant Operations and Maintenance (POM) Department. The incumbent manages the Building Maintenance and Housing Maintenance Departments, ensuring that the goals and objectives for POM are communicated and achieved; Responsible for complying with all applicable rules, regulations and laws.
This position is directly responsible for planning, organizing and implementing daily activities as follows :
Developing, directing and managing the maintenance operations in the POM Department, including Building Maintenance, Systems Maintenance, Minor Projects and Maintenance of Housing Facilities and Grounds to include the acquired off campus Housing locations; Monitoring the quality of maintenance, janitorial, and grounds repair work and services according to established standards and evaluating the performance of maintenance staff through periodic inspections of University buildings, grounds, systems, and minor projects; Ensuring compliance with all applicable safety regulations and building codes; Preparing, justifying, recommending and monitoring operating expenditures for area of responsibility; Establishing and implementing an ongoing comprehensive preventive maintenance plan and initiating corrective actions; Establishing a training and safety program; Overseeing the day-to-day maintenance of all facilities on main campus and remote sites; Ensuring the timely and thorough response to the needs of the University community; and coordinating the completion of special projects, studies and reports, as directed.
Review and respond to construction and architectural documents and drawings; Manage sub-contracts for all ongoing warranties associated with minor and major projects; Serve on the committees for selection of architects, engineers, and construction managers for major projects and continuing services contracts; Manage and establish bid documents and specifications for services warranted throughout POM (i.e., emergency generators, elevators, electrical, plumbing, pest control, etc.); Establish and provide leadership to an auxiliary Building Maintenance Team to provide maintenance services to non-E&G departments (i.e. Athletics, DRS, Student Activities, Child Care, etc.); Establish and manage an auxiliary budget and provide billable services to generate revenue that will sustain the operational expenses; Establish procedures and business processes to provide maintenance services to non-E&G departments.; Supervise personnel funded by non-E&G departments; Establish, maintain and provide leadership over a comprehensive preventive maintenance program for University non-E&G facilities; Establish business relationships with local vendors / contractors that can supplement building trade services when needed; and review invoices submitted by vendors and contractors to validate services were provided prior to them being submitted for processing.
Informs subordinates of all relevant University Regulations and Internal Operating Procedures and provides access to all related documents; Assesses and documents subordinate's ability to comply with all relevant University Regulations and Internal Operating Procedures; Employs measures of accountability for compliance with University Regulations and Internal Operating Procedures; Conducts and documents performance evaluations in a timely manner for each subordinate, in accordance with University Regulations and Internal Operating Procedures; Develop programs and training intended to effectively maintain and improve the overall operation of the Building Maintenance and Housing Maintenance departments;and manage and administer continuous employee training, education and certification related to new technologies incorporated in newly constructed and / or renovated buildings, existing facilities and equipment.
Minimum Qualifications
Bachelor's degree in facilities management, business administration, engineering or related field and eight years of experience in the field; or master's degree in facilities management, business administration, engineering or related field and six years of experience in the field.

Anticipated Salary Range
The salary range is between $80,000 to $90,000 commensurate with relevant experience.
Licenses and Certifications
Must maintain a valid Driver's License.
Pay Plan
This is an Administrative and Professional (A&P) position.
