RCP Management is seeking a Building Manager to oversee the daily operations of a residential property with professionalism, efficiency, and strong attention to detail. This role is responsible for ensuring all building activities are administered in a courteous, organized, and timely manner while maintaining a high standard of service. The ideal candidate will represent both the association and RCP in a positive, service-oriented capacity, consistently projecting a friendly and professional image to residents, vendors, and stakeholders.
This full-time position offers a competitive salary range of $100,000–$120,000 per year, depending on experience, along with a comprehensive benefits package that includes:

Compensation:$100,000 - $120,000
Responsibilities:Financial Management:
- Assist in the preparation of the budget along with the corporate office financial staff and Board to ensure proper analysis and recommendations as to the final annual budget
- Review monthly financials – Make recommendations to the Board as to anticipated shortfalls and/or excess funding by budget line items
- Assist the Association auditor with the preparation of financial statements
- Implement and oversee the collection of association dues
- Approve all purchases of supplies and equipment
- Approve and monitor payment of bills
Operations Management:
- Conduct periodic inspections of the physical plant, noting deficiencies, and take necessary action within budget and/or authority granted by the Board
- Ensure that proper maintenance standards and by-laws, as well as rules and regulations, are met
- Supervise and train front desk and maintenance staff
- Develop and manage short and long-term building operation plans
- Prepare notice of meetings and agendas
- Prepare management reports
- Attend meetings of the Board of Directors as per the management contract
- Prepare, update, and administer all forms and procedures for resales
- Implement and enforce rules and regulations
- Prepare bid specifications and solicit bids for all contracts
- Monitor the work of all contractors to ensure compliance with contractual obligations, including landscaping, maintenance and repairs, waste removal, snow removal, pool management, and legal counsel
- Be familiar with building layout and the operation of mechanical systems
- Implement unit alteration policy and preventive maintenance program
- Assist the engineer with capital reserve schedule updates and deferred maintenance schedules
- Implement an A/P and inventory control system
- Management and/or oversight of site-specific operations and their systems (garages, leases, rentals, move-ins/move-outs, website, staff certifications, key badges, etc.)
Communications and Customer Relations:
- Respond to calls from Board members, unit owners, vendors, and professionals. Ensure that all calls are acted upon and that follow-up and action taken are properly recorded and reported
- Initiate correspondence to keep members informed and ensure payment of all fees and dues
- Assist in coordinating special events
Other:
- Supervise the Facility Supervisor and the Associate Manager, who is presently acting as Super and Administrative Assistant
- Be available for emergencies 24/7
Qualifications:- Possess a foundational understanding of accounting, finance, legal principles, insurance, property maintenance, and management practices
- Demonstrate strong interpersonal skills with the ability to deliver a high level of service, including in high-pressure or crisis situations
- Exhibit the ability to work effectively with diverse groups and build positive, trusting relationships with association members
- Experience in cooperative housing environments preferred
- Prior building management experience preferred
