Maintenance Technician

Responsibilities include:

  • Diagnose, repair, and replace items and systems around the facility.
  • Respond to and fulfill maintenance requests.
  • Follow up on unresolved issues and ensure a quick resolution for assigned tasks.
  • Work directly with team members to diagnose, assess and repair issues.
  • Actively participate in specialty maintenance projects and property upkeep.
  • Ensure the property's curb appeal is maintained when necessary.
  • Maintain daily work flow for maintenance technicians and the facility custodian.
  • Negotiate contracts with outside vendors for execution of maintenance work.
  • Hiring subcontractors for specialized maintenance work and signing off on maintenance contracts.
  • Develop budgets and track against actual costs.
  • Implement workplace safety policies and standards.
  • Assign, prioritize, and adjust daily tasks in UpKeep based on urgency, coordination with the Director of Facilities, and staffing.
  • Perform high skill complex work personally when required. Troubleshoot advanced mechanical, electrical, HVAC, plumbing and control issues.
  • Forecasting, ordering, and price negotiation for spare parts inventory.
  • Developing and implementing a (proactive) maintenance strategy.
  • Drafting maintenance reports and maintaining maintenance logs.
  • Ensure and enforce work orders containing clear notes, findings, and outcomes sufficient for future reference.

Qualifications:

  • Experience with HVAC systems and one or more areas of technical trade, such as electrical, plumbing, or carpentry is preferred.
  • In-depth knowledge and experience with irrigation, mechanical, and electrical systems preferred.
  • The ability and desire to be a team player with a can-do attitude, under the direction of the management team.
  • The ability to prioritize and manage your daily workload to ensure successful completion in a timely manner.
  • An eye for detail and the ability to articulate needs effectively.
  • Experience in planning maintenance operations.
  • Experience using project management and task management software (preferred).
  • Experience with general construction knowledge.
  • In-depth knowledge and experience with irrigation, mechanical, control systems, and electrical systems preferred.

Physical Requirements:

  • Flexible and long hours are sometimes required.
  • Ability to stand and move throughout the facility and continuously perform essential job functions with or without reasonable accommodations for the entire shift.
  • Must be able to lift up to 50 pounds, and/or 50 pounds of force frequently, or constantly to lift, carry, push, pull or otherwise move objects.
