The Maintenance Groundskeeper/Porter is responsible for the upkeep of grounds, amenities, building exteriors/interiors, Clubhouse, parking lots, and other community buildings. Responsibilities include but are not limited to:

Job Responsibilities:

• Responsible for meticulous upkeep of grounds, amenities, building exteriors and office, parking lots and other community buildings.
• Perform lite landscape duties such as delimbing, weeding, leaf removal, trimming and saw cutting in between landscape visits.
• Remove trash from clubhouse and amenity areas of community interior and perimeter on a daily basis.
• Cleaning of Clubhouse and Amenity Areas on a daily basis.
• Assist in the preparation of annual preventative maintenance scheduling of property gutters and clubhouse HVAC maintenance.
• Assist Property Manager in completing the assigned maintenance tasks given.
• Assist with snow removal (if applicable).
• Assist in the troubleshooting/repair of lite mechanical, carpentry and electrical problems.
• Report any maintenance concerns for repairs in, clubhouse, and/or common areas to the Property Manager
• Meticulously maintain curb appeal.
• Deliver communication documentation to residents.
• Uphold all company policies, goals, and values.
• Contribute to client retention programs.
• Ensures that unsafe conditions are corrected in a timely manner.
• Learns and ensures compliance with all company, local, state and federal safety rules.
• Immediately report all unsafe conditions to the Property Manager.
• Assist management team with other various tasks required.
• Reviews homeowner feedback surveys to determine homeowner's needs and concerns so that they can be properly considered and addressed
