What does a Maintenance Associate do?

As a Maintenance Associate at The Monarch in East Rutherford you will play a vital role in the day-to-day maintenance operations of our community. Your responsibilities will include executing essential repair and maintenance tasks to ensure optimal functionality and aesthetics of the property. You'll collaborate closely with team members to manage work orders efficiently, uphold resident relations, and ensure swift apartment turns when needed.

To thrive as a Maintenance Associate at The Monarch, you must possess a blend of technical skills and interpersonal abilities. A high school diploma or equivalent is essential, alongside at least 1+ years of experience in property management or similar maintenance fields. Proficiency in computer programs, especially Microsoft Office and Yardi, will be crucial for managing work orders and maintaining efficient operations. You should hold a valid Driver's License and demonstrate the ability to work independently with minimal supervision.

Being well-organized with excellent time management skills will enable you to tackle tasks effectively in varying environments, which may include cold, hot, or dusty conditions. Strong verbal communication and a customer service-oriented mindset are vital for maintaining positive resident relations while ensuring compliance with property management regulations and company policies.

Knowledge and skills required for the position are:

  • High school diploma or equivalent
  • 1+ years' experience in property management and or other relevant maintenance fields
  • Proficient in computer program including Microsoft Office and Yardi
  • Valid New Jersey Driver's License
  • Ability to work with minimal supervision

Maintenance

  • Responsible for the completion of assigned maintenance service requests in a timely manner
  • Responsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.
  • Maintain inventory lists for cleaning and maintenance supplies
  • Complete daily inspection of property during your walks and notify Managers of any issues
  • Maintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areas
  • Prep and paint apartments based on turn schedule
  • Prepare make ready units, including removing trash, cleaning and painting
  • Paint common areas
  • Assist maintenance team with snow removal and landscaping
  • Replace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blinds
  • Replace, repair or adjust receptacles, plates, sockets, switches, and lighting fixtures
  • Replace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains
  • Install smoke alarms and any other fire safety devices
  • Grout and replace wall tiles
  • Clear local waste line and drain stoppages
  • Clean filters for HVAC
  • Check and report leaks, damage, debris and security issues
  • Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property Manager
  • Assist with the preventative maintenance program
  • Assist management with other projects, as requested and required
  • Maintain excellent customer service with the residents and building staff
  • If required, participate in the emergency on-call program

Safety

  • Learn and ensure compliance with all company, local, state and federal safety rules.
  • Ensure that unsafe conditions are corrected in a timely manner
