Compensation: $130,000–$150,000 (commensurate with experience) + Performance-Based Bonus
Overview
Carlson Brothers is a geographically diverse general contractor delivering commercial, institutional, industrial, government, and multifamily projects through disciplined execution and accountable leadership. We are seeking a Project Manager who is prepared to take full ownership of project performance from preconstruction through closeout. This is a leadership role requiring sound judgment, financial discipline, and the ability to manage multiple stakeholders while driving results.

Position Summary
The Project Manager is accountable for the overall execution and financial performance of assigned projects. This includes leadership of project teams, subcontractor coordination, contract administration, risk management, client relations, and cost control.
This role requires a proactive mindset — anticipating challenges, maintaining visibility into project performance, and making informed decisions that protect schedule, budget, and client satisfaction.
The expectation is steady leadership, not reactive management.
Core Responsibilities
Financial & Project Controls
- Develop and manage detailed project budgets and cost forecasts
- Monitor financial performance and implement corrective actions as needed
- Lead subcontractor buyout, pricing, and contract negotiations
- Ensure timely billing, cash flow management, and margin protection
- Maintain accurate cost reporting throughout the project lifecycle
Schedule & Operational Leadership
- Partner with Superintendents to develop and maintain project schedules
- Align field and office operations to meet milestones
- Coordinate subcontractor performance and sequencing
- Proactively identify risks and mitigate potential delays
Contract Administration & Risk Management
- Administer prime contracts and subcontracts
- Manage change orders, claims, notices, and compliance requirements
- Identify and mitigate contractual and operational risk
Client & Stakeholder Management
- Serve as the primary liaison for owners, architects, engineers, and consultants
- Maintain professional, proactive communication
- Represent Carlson Brothers with integrity and accountability
- Support long-term client relationships and repeat business
Leadership & Team Development
- Lead project teams with limited oversight
- Mentor and develop Project Engineers and field leadership
- Promote accountability, professionalism, and collaboration
- Support workforce planning and project staffing coordination
Qualifications
- 5–10+ years of commercial construction experience
- Experience managing projects in commercial, institutional, industrial, government, or multifamily sectors
- Strong understanding of budgeting, scheduling, cost control, and construction operations
- Working knowledge of contract administration and risk management practices
- Proficiency in project management and scheduling software
- Strong leadership, communication, and organizational skills
A Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field is preferred but not required.
