Job description

Project Manager – Lead Commercial and Public-Sector Construction for 3i

Job Overview

  • Company: 3i
  • Salary/Pay Rate: $110,000-125,000 per year plus bonus potential
  • Location: Dallas, TX (Up to 10% travel required)
  • Job/Employment Type: Full Time
  • Project Scope: Commercial, Government, Federal, and Public-Sector (K-12, Municipal, Airport)
  • Mandatory Licences & Certifications: OSHA 30

The Opportunity

You will serve as a key operations leader, driving commercial and public-sector projects from preconstruction handoff through final closeout. This role empowers you to exercise full ownership over project success while working within a collaborative culture that deeply respects your ideas and professional growth. You will make a visible impact by protecting client relationships, project schedules, and safety-first construction excellence.

How You Will Make an Impact

  • Serve as the primary day-to-day leader for project owners, architects, projects teams, and working with the superintendent and trade partners to align objectives and execute scope.
  • Drive project planning, startup, and procurement strategies while continuously monitoring field sequencing and constraints.
  • Manage financial performance by overseeing budgets, GMPs, cost-loaded schedules, monthly payment applications, and change order processes.
  • Enforce rigorous project controls, including RFIs, submittals, and public-sector compliance standards within Procore.
  • Assess complex project challenges independently, delivering proactive solutions that safeguard budget, schedule, and quality targets.
  • Direct all final closeout activities including punch lists, inspections, bond compliance, O&M manuals, and warranty turnover.

Required Qualifications & Experience

  • Minimum of 7 years of relevant construction management experience overseeing commercial or public-sector projects.
  • Active OSHA 30 Certification.
  • Proven track record managing public-sector projects such as K-12, municipal, government, or airport facilities.
  • Strong technical proficiency in Bluebeam, Microsoft Project, and Microsoft Office Suite.
  • Demonstrated ability to interpret construction drawings, administer complex contracts, and manage public/bond compliance rules.
  • Experience managing project job size up to $16m.

Preferred Qualifications & Experience

  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Project Management Professional (PMP) Certification.
  • Procore Project Management License.
  • Hands-on experience with CMAR and CSP project delivery methods.

Compensation & Benefits

  • Competitive annual salary ranging from $105,000 to $120,000.
  • Performance-Based Bonus, and Annual Bonus opportunities.
  • Bi-weekly pay cycle with comprehensive health benefits including Medical, Dental, and Vision insurance.
  • Life and Disability Insurance Options plus Health Savings Account (HSA) availability.
  • Paid Time Off covering holidays, vacation, and sick leave.
  • Continuing education support, including technical training, safety certifications, and mentor programs.
  • Technology package including a provided smartphone or tablet, company events, and safety equipment.

Behavioral & Leadership Expectations

  • Solutions-driven judgment — bring options and a recommendation, not problems alone.
  • Ownership and autonomy — anticipate needs, follow through, make decisions within authority, and understand when escalation is appropriate.
  • Servant-transformational leadership — lead through service, trust, example, development, expectations, and accountability.
  • Creative and adaptable thinking — challenge assumptions and adjust strategy without compromising safety, quality, compliance, or profitability.
  • Integrity and transparency — candid communication, commitments, confidentiality, and professionalism.
  • Composure and collaboration — remain decisive and professional under pressure and resolve conflict constructively.
  • Continuous improvement — capture lessons learned and improve project/team performance.
  • Sense of urgency — move quickly and accurately while managing multiple competing priorities.
