Position Overview :
Under the general direction of the Director of Revenue Management, the Revenue Analyst will be responsible for analysis of rental pricing, with the goal of revenue maximization while meeting leasing and occupancy targets. As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible. All Redwood employees are expected to conduct all organizational business and practices in accordance to Redwood company policies.
Essential Duties & Responsibilities :
Analyze and optimize pricing for new leases for all stable and lease-up neighborhoods.Maintain a thorough knowledge of our revenue management system, RevenueIQ.Assist with evaluating and adjusting RevenueIQ parameters on a seasonal and as-needed basis to maximize revenue and manage lease expirations.Participate in and lead pricing calls as needed to review pricing, traffic, and renewals.Provide support to Neighborhood teams regarding pricing and renewals.Research and review market data.Track and manage employee leases, process move-ins and concession changes.Review renewal offers on a monthly basis, recommending adjustments.Add and track upgrade amenities.Enter Loss Leaders into systemAssist with new property setup.Assist with reporting and analysis.All other related duties, as assigned.Required Skills :

Job is performed in a professional office environment.Exposure to varying indoor temperatures depending on location in the building and season.Combination of natural daylight and standard office lighting throughout the workspace.Movement across multiple flooring types, including tile, carpet, and other transitions.An open workspace layout, defined by a shared space without traditional enclosed offices or high-walled cubicles, may introduce distractions or reduce privacy.Possibility of shared desk spaces.Physical Requirements :
Must be able to use standard office equipment such as computers, desk phones, cell phones, photocopiers, etc.Must be able to navigate stairs occasionally, particularly in the event of elevator outages or during emergency situations.Must be able to sit for extended periods of time, stand, bend, and walk with the ability to lift 30 pounds occasionally.Attendance and Scheduling :
