Job Summary / Objective :
Monitor and operate the building automation system, central plant, and fire system and respond to any emergencies in a manner consistent with the Montereau mission, vision and values. In addition, perform Preventative Maintenance on Chillers, Boilers, and Cooling Towers along with other Roof Top Units, Air Handlers and Fan Coil Units, and other equipment and amenities as assigned.
Essential Functions / Duties / Responsibilities :
- Monitor the central plant, fire systems, and other equipment and maintain logs.
- Monitor the building automation system and maintain functionality.
- Perform preventative maintenance on all appropriate equipment as required.
- Maintain and keep updated records in the electronic work order system
- Respond to and resolve equipment or building related problems reported by residents, employees or other customers including, but not limited to, lifeline phones, door monitor, and alarm systems, and nursing call light systems.
- Responds to emergencies related to plumbing, fire, fire alarms, and emergency generator systems.
- Perform repairs including plumbing, minor electrical, and HVAC in assigned residences and common areas.
- Order supplies and equipment as authorized by the Engineering Manager.
- Maintain materials, tools, and equipment in good working order.
- Perform monthly maintenance checks of building, grounds, and facilities. May assist inspectors and contractors in the testing, inspection, or repair of equipment, utility / emergency systems and structure.
- Monitor the pool equipment and maintain a log.
- Assist with snow removal and salting to assure all walkways are passable and safe.
- Provide backup response when needed to Nurse and Security Guard for Independent or Assisted Living residents who have fallen and need assistance getting up.
- Performs other related functions and duties as assigned.
Required Skills / Abilities / Competencies :
General knowledge of electrical, plumbing, boilers, refrigerators, freezers, and HVAC.Excellent verbal communication skills to provide quality customer service and handle difficult situations.Proficiency in operating an alarm monitoring system, and fire panel.Problem solving and decision-making skills.Strong interpersonal skills and understanding of quality customer service.Basic computer skills to utilize the electronic work order system via iPad, Phone, or computer.Ability to effectively interact with a diverse leadership team, staff, residents, and third-party associates, including vendors, providers, and visitorsAbility to prioritize tasks and operate with little to no direct supervision.Ability to function well in a high-paced, specialized and at times stressful environment.Ability to work in high-noise environments for extended periods of time and in attics, and other tight or small spaces with little to no conditioned air or air flow.Proficient with Microsoft Outlook or related software.Understanding and implementing written and verbal instructionsReading and interpreting detailed prints, sketches, layouts, and specificationsPreparation of reports, records, and logsPlanning own workWorking independently or as a member of a team, and the ability to work with limited supervisionEducation and Experience :
1st Class Limited Stationary Engineers License through the City of TulsaHigh school diploma or an equivalent combination of education, training and experience is required.Valid state driver license is required.Safety / Security Requirements :
