Summary of Responsibilities :
The regional manager is responsible for the overall operations of several properties, ensuring efficient operations, overseeing vendor contracts and maintenance, lease administration, monthly reporting, and ensuring a positive experience for the residents, associates, and property owners in conjunction with the property leadership team.
Primary Responsibilities and Objectives :
Oversees the operations of several properties including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rental collection, and delinquency management), property P&L, and property marketing per company standardsResponsible for ensuring a high level of client-customer satisfactionResponsible for the full associate life cycle including recruiting, mentoring, and performance managementCreate strategic marketing plans to attract and retain residents in conjunction with Avenue5 marketing teamResponsible for the property annual budget, P&L statements, general ledger, and creating necessary reports for the property owners and Avenue5 leadershipUnderstand the operations guidelines for each property established within the Property Management AgreementRegularly visit properties to ensure the highest level of curb appeal, office and maintenance operations, and competitive market positioningRespond to escalated resident complaints and issues and serve as liaison to residents and the corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulationsOversee site natural disaster and emergency evacuation plansOversee the management of the property and associate safety records, property loss claims, and risk management initiativesPerform other duties as assignedEducation and Experience :
High School diploma or equivalent is required. Bachelor's degree is preferredFive to ten years of property management experience is requiredThree to five years of direct management experience is requiredPrior experience in Yardi or another equivalent property management system is requiredReal estate license as required by state or local lawUnderstanding of HUD and / or loan assistance process is preferredKnowledge of P&L Statements, GLs, budgeting, etc. is requiredThree to five years of ownership level responsibilities of resident rental lifecycle activities are requiredSkills and Requirements :
