THE ROLE : Sales Manager is responsible for selling the Build services offerings. The premise of the role is to develop a pipeline of prospects interested in tearing down and rebuilding their home on their currently owned property and managing those prospective buyers from creation to contract. In the case that a prospective buyer does not yet own a property to build upon, the Sales Manager would assist the buyer in entering the Find and Build Program, where TJH would find a property for the buyer on which to then build their new home. The Sales Manager is also responsible for fostering relationships with clients, partners, and stakeholders to effectively market and promote the Build and Find & Build service offerings and ultimately deliver on sales targets and grow the referral network.
DAY IN THE LIFE :
- Manage all aspects of a deal structure through the execution of contract.
- Seek new leads by continually contacting prospective buyers, referrals, brokers and other prospects.
- Market and promote product and service offerings through presentations and meetings to potential clients and other applicable stakeholders by creatively pitching the TJH BUILD brand and solution.
- Demonstrate knowledge of the acquisition process and incorporate same into presentations and meeting content to both prospective clients and partners.
- Command knowledge and understanding of the construction process, building requirements, and basic land needs for lot fit and be able to assess compatibility of properties with TJH offerings.
- Leverage construction and product expertise to effectively assess, qualify and direct leads and opportunities.
- Familiarity and ability to articulate in detail jurisdictional requirements that affect development opportunities for each lot considered for redevelopment by potential TJH clients across our territory.
- Build new and cultivate existing relationships through constant contact and strong customer service to enhance business development efforts.
- Coordinates with our in-house Operations and Transactions teams to ensure that deals are progressing towards closing in a timely manner.
- Utilize open houses to generate lead flow for potential BUILD clients in partnership with Buy team.
- Manage and facilitate communication between clients, internal personnel, and various stakeholders of the transaction.
- Responsible for the negotiations process with the perspective buyer from beginning to completion inclusive of divisional and legal review and corporate sign off.
- Collect lead data from all showings and input same into salesforce to provide accurate sales funnel data in the system at all times.
- Generate organic leads through strategic community and industry events.
- Host VIP events at completed homes with potential clients and business partners.
- Oversee the customer relationship management system (Salesforce) following the internal procedures and process to accurately reflect customer engagement.
- Conduct on-site walk-throughs of homes at various stages of completion with potential clients and stakeholders.
- Participate in weekly team meetings focused on lead / opportunity pipeline status updates, role play, and sharing of best practices
WHAT YOU’LL NEED :
Bachelor's degree or equivalent experience, preferably in real estate, sales, business, finance, or a related field.Real estate license preferred3+ years of previous sales experience required, new home sales experience, residential real estateWHAT WILL SET YOU A PART :
