Senior Maintenance Specialist - Facilities
We have an exciting opening for a Sr. Facilities Maintenance Specialist in Knoxville, TN. This is a DIRECT HIRE position with one of the top companies in East Tennessee . This position will work at the Corporate location in Knoxville and be responsible for coordinating outside contractors for electrical, mechanical, HVAC, and plumbing projects. Hands on work with electrical, mechanical, HVAC, and plumbing will also be required. Must be able to work well in a corporate office environment. Starting salary will be $60,000+ and an annual bonus potential of 10-15%. This is a day shift position.

The Senior Maintenance Specialist is responsible for ensuring the smooth operation, safety, and appearance of a large commercial campus in Knoxville, TN. This role combines technical maintenance expertise with a strong commitment to customer service, supporting staff by delivering timely, high-quality maintenance solutions in a professional and courteous manner. The position also requires safe driving skills, as the specialist will occasionally interact with and transport company executives.
- Perform minor and advanced maintenance repairs on HVAC, electrical, plumbing, lighting, and general building systems.
- Coordinate with external vendors and contractors to ensure quality work and adherence to safety standards when needs arise involving advanced trades repairs.
- Serve as a key point of contact for tenant service requests, ensuring prompt and professional resolution.
- Maintain accurate records of maintenance activities using Fiix a CMMS (Computerized Maintenance Management System).
- Must work independently and manage multiple priorities in a fast-paced campus environment.
- Conduct routine inspections of campus facilities to identify and address maintenance needs proactively.
- Lead or assist in special projects such as office reconfigurations, seasonal maintenance, and system upgrades.
- Ensure compliance with OSHA, local building codes, and company policies.
- Safety operate company vehicles and occasionally transport executives or guests to and from meetings, events, or other locations as required.
- Respond to after-hours emergencies as needed and occasionally communicate with after-hours security guard regarding maintenance activities.
Knowledge :
Strong knowledge of building systems and maintenance procedures.Excellent communication and customer service skills.Proficiency with CMMS and basic computer applications.Valid driver's license with a clean driving record : must be a safe and responsible driver.Education, Certifications & Skills :
High school diploma or GED required. Technical certification or associate's degree preferred.5+ years of experience in commercial facilities maintenance.Certifications in HVAC, electrical, or building maintenance (e.g., EPA 608, Journeyman License) desirable.Experience in Class A commercial properties or multi-building campuses desirable.Familiarity working with chillers, air handlers and cooling for network centers.Familiarity working with life safety equipment and vendors that provide inspections.Familiarity with energy-efficient building operations and sustainability practices.Work environment :
