Job Description : GENERAL OVERVIEW :

This job is responsible for recommending and implementing strategic and comprehensive project management services in support of the corporations business activities. Coordination and facilitation of design large scale interiors projects (>

$5mm) construction and site project management personnel implementation of corporations standards development of a standardized project management process resource allocation and loading direction of external design maintain project timelines building trades oversight and project closeout. This job is also responsible for construction project budget development (cost estimation) and tracking oversight and evaluating how changes to project scope can be minimized in order to maintain or improve schedule and cost. This job is responsible for providing timely and accurate information and financial updates to project sponsors users and management. May additionally be responsible for feasibility studies and field trials management. Executes functional tactical plans and contributes to the development of real estate occupancy strategies that are supportive of organizational strategic business plans. Decisions are guided by functional strategies and priorities.

ESSENTIAL RESPONSIBILITIES

Project Management - Manages and implements the Corporations real estate occupancy strategies via formal project management. Responsibilities include coordination of design from internal design team to external design vendor oversight of construction and site personnel negotiate contracts develop and manage project budget develop and manage project schedule communication of project status to internal and external team and project closeout.20%

Team building and Management - Support and implement strategies established to maintain relationships with CRE team members and key service providers. On-going management of these relationships includes architects project managers and contractors in compliance with the corporations procurement policies.10%

Communications - Key communicator and liaison between the Departments strategic planners and tactical implementation providers including architects engineers vendors general contractors building trades and subcontractors. Keep all parties abreast of the latest project updates and initiatives as it relates to the real estate portfolio.10%

Leadership - Lead external service providers for successful management of all construction management projects and processes. Assists in developing and leading key initiatives for department to improve process reduce operating cost and maintain / reduce project budgets.10%

Strategic Planning - Assists the Client Relationship and Workplace Design team in developing tactical plan to support the Enterprise Real Estate portfolio strategies. Oversees the implementation of those tactical plans relative to the construction management processes. Strategies and plans impact a portfolio >

3 million SF. 10%

Space Utilization / Key Metrics - supports the space standards and metrics as outlined by the Design team for each project.10%

Budgeting - Manages the cost estimation and project budget tracking process. Supports estimations for fiscal year capital budgets that allow for support of key occupancy strategy initiatives. Proactively monitors construction budgets (both capital and expense). Communicates any budget changes necessary ( / -) in a timely manner.10%

Works with Procurement team for RFP process scope / bid reviews and selection. Process contracts and POs in enterprise accounting system. Tracks and manages budget to actuals in CRES IWMS system. Responsible for evaluating and approving any change orders (target >

3% of overall contract). 10%

Is a mentor for Project Coordinators and Project Managers providing guidance in PM process & methodology tool utilization and effective leadership.10%

Q UALIFICATIONS : Required

Bachelors degree in Architecture or Engineering (Architectural Civil Structural)

7 years of experience in Project management experience managing large (>

$5mm) complex construction projects (multi-phased and multiple trades) with a primary focus on interior lease-hold improvements and new ground-up construction.

Experience in corporate or commercial real estate

Clear understanding of cost estimation and cost savings / avoidance solutions.

Clear understanding of building engineering related to HVAC general mechanical systems BMS electrical networking infrastructure etc.

Valid PA State Drivers License

Substitutions

Acceptable substitutions in lieu of a degree 1 1 / 2 years experience 1 year college

Preferred

Masters degree

Exposure to the General Contractor side managing subcontractors directly

Managing project managers

Exposure with Facility Management

Architect or PE

Project Management (PMP)

Green Building Certification (LEED)

SKILLS :

Provides new thinking in the corporation and support innovative strategies promoting the management of efficient and effective real estate project management processes. Provide quality coaching and feedback for team members

Provides strong communication skills to all related parties from internal team to external vendors

Exceptionally strong communication skills including garnering approval for large complex projects at the C-Suite and / or Board level. Understanding of legal and financial aspects of the project management and financial planning process

Very strong written and oral communications skills (both analytical and report writing) are necessary. A comprehensive understanding of project management techniques and methodologies and best practices. Strong computer literacy skills both analytical and reporting.

Experience with Microsoft programs AutoCAD and IWMS (Integrated Workplace Management Systems).

Experience with Risk Mitigation Planning.
