SALARY RANGE : $50,000 to $65,000 based upon experience plus benefits.

THE MAINTENANCE MANAGER POSITION : We are seeking a hands-on Maintenance Manager to join our team and oversee the maintenance operations of our brand-new luxury apartment community, SpringBrook Park Apartments. In this role, you will be responsible for managing all maintenance requests and supervising a small team of maintenance technicians.

MAINTENANCE MANAGER JOB RESPONSIBILITIES :

• Responsible for maintaining a high standard of overall appearance, upkeep, and condition of an assigned multi-family / commercial property.
• Responsible for the upkeep of all property functions including; plumbing, HVAC, electric, hot water heaters, window / door replacement, appliance diagnosis & repair and overall appearance of property.
• Respond promptly to maintenance requests and ensure efficient and effective resolution.
• Conduct routine inspections to identify and address maintenance issues proactively.
• Perform hands-on maintenance tasks as needed, including plumbing, electrical, HVAC, and general repairs.
• Supervise and provide guidance to one maintenance technician.
• Schedule and assign maintenance tasks to ensure timely completion.
• Coordinate with external vendors and contractors for larger repair and maintenance projects.
• Ensure all contracted work is completed to company standards and within budget.
• Manage inventory of maintenance supplies and equipment.
• Place orders for supplies as needed, ensuring cost-effectiveness.
• Monitor expenses and identify cost-saving opportunities.
• Train, manage and delegate work orders to one other Maintenance Tech.
• Manage and improve the process for the turn of apartments during specified move out periods.
