SALARY RANGE : $50,000 to $65,000 based upon experience plus benefits.
THE MAINTENANCE MANAGER POSITION : We are seeking a hands-on Maintenance Manager to join our team and oversee the maintenance operations of our brand-new luxury apartment community, SpringBrook Park Apartments. In this role, you will be responsible for managing all maintenance requests and supervising a small team of maintenance technicians.
MAINTENANCE MANAGER JOB RESPONSIBILITIES :
- Responsible for maintaining a high standard of overall appearance, upkeep, and condition of an assigned multi-family / commercial property.
- Responsible for the upkeep of all property functions including; plumbing, HVAC, electric, hot water heaters, window / door replacement, appliance diagnosis & repair and overall appearance of property.
- Respond promptly to maintenance requests and ensure efficient and effective resolution.
- Conduct routine inspections to identify and address maintenance issues proactively.
- Perform hands-on maintenance tasks as needed, including plumbing, electrical, HVAC, and general repairs.
- Supervise and provide guidance to one maintenance technician.
- Schedule and assign maintenance tasks to ensure timely completion.
- Coordinate with external vendors and contractors for larger repair and maintenance projects.
- Ensure all contracted work is completed to company standards and within budget.
- Manage inventory of maintenance supplies and equipment.
- Place orders for supplies as needed, ensuring cost-effectiveness.
- Monitor expenses and identify cost-saving opportunities.
- Train, manage and delegate work orders to one other Maintenance Tech.
- Manage and improve the process for the turn of apartments during specified move out periods.
MAINTENANCE MANAGER JOB REQUIREMENTS :
REQUIRED; 3+ years experience with apartment / property maintenanceREQUIRED; Must have hands-on experience in general maintenance including but not limited to; plumbing, HVAC, electric, hot water heaters, window / door replacement, appliance diagnosis & repairREQUIRED; Previous supervisory experienceREQUIRED; Valid driver's license and reliable transportation.PREFERRED; Current 608 / Universal CertificationExcellent leadership and communication skills.Ability to multitask, prioritize, and manage time effectively.Knowledge of local building codes and regulations.Basic computer skills for record-keeping and communication; experience with Entrata a huge plus!
