Operations: Maintenance & Operations POSITION SUMMARY
The HVAC Specialist performs skilled work functions on heating, ventilation, and air conditioning (HVAC) system, components and associated equipment. These skilled functions are not limited to planning, review, installation, repair, maintenance and documentation.
ESSENTIAL DUTIES
Performs basic test and balance procedures including, the measurements of flow, pressure, and temperature
Communicates with supervisor, employees, other departments, vendors/suppliers, contractors, and otherindividuals as needed to coordinate work activities, reviews status of work, exchanges information to resolveproblems
Inspects, repairs, and installs mechanical equipment such as cooling towers, condensing units, pumps and a varietyof HVAC equipment
Performs routine tasks such as cleaning cooling towers, changing belts and lubricating equipment
Orders parts and performs turnkey small projects
Monitors equipment operations through walking tours
Reports any alarms representing failure of systems
Trains HVAC technicians with the use of diagnostic equipment, techniques, proper installation and maintenanceprocedures and basic automation field use
Provides enhancements for the use of energy-efficient products and services
Sets HVAC automated schedules and verifies proper accuracy
Completes contracts for execution by vendors, contractors, and architects for projects
Administers all aspects of the contract through project completion and close out
Verifies assets installed are working properly by design; inspects and monitors completed projects to verify thequality and performance of installations
Provides leadership and supervision to subordinates which include providing plans, recommendations, and safetyprocedures while inspecting their work on maintenance, equipment and repairs jobs
Works with DDC systems and HVAC ventilation controls for both packaged and slit systems
Monitors inventory levels of parts, equipment, tools, or supplies; initiates requests for new or replacementcomponents and systems
Maintains equipment service records, warranty records, and other documentation
Assures all service trucks have accurate stock
Maintains the preventive maintenance schedule
Uses a variety of IT tools related to troubleshooting controls, such as Rover, TU, and Metasys Blutooth Interface
Performs other duties as assigned by appropriate administrator
Required to attend scheduled shift during regular business hours as mandated
KNOWLEDGE, SKILLS & ABILITIES
Ability to solve complex problems associated with HVAC systems
Must have extensive knowledge of hydronic systems, chillers, boilers and air handling equipment, and safetyprocedures
Solutions need to be communicated in writing and orally to all necessary parties
Knowledge of energy management systems
Knowledge of refrigeration and air handling equipment
Comprehensive knowledge of the hazard and safety materials for maintenance and repair jobs
Hydronic system flow, pump, head, fan CFM, gas pipe sizing, electrical loads, and mechanical plant needs
Strong computer skills including, Microsoft office application skills include: Word, Excel, Access, Outlook, etc. Uselaptop to troubleshoot and correct automation issues
Must be able to communicate effectively both orally and in writing
Must demonstrate strong customer service skills
Ability to exercise independent judgment in operating conditions
Ability to plan, lay out, and supervise a group of associates is a must
Ability to use personal computer and various software applications
Must possess ability to exercise independent judgment in operating conditions
MINIMUM REQUIREMENTS
EDUCATION:
?High School Diploma or GED required and 5-7 years of HVAC experience required in addition to work experiencebelow or;
?Associates Degree from an accredited technical school
CERTIFICATION/LICENSE:
Valid Georgia driver's license; must comply with Transportation Regulation EDC-R
Universal CFC Certification
DDC (Digital Demand Control)OEM instructed Technical Credentials and
One or more current certification/license listed below:
Georgia State Fire Marshal's Certificate of Authority to install, repair and operate Boilers to 250 HP
Unrestricted HVAC license in the State of Georgia
2nd class NIULPE (National Institute of Uniform Licensing of Power Engineer) license, or equivalent, NATE (NorthAmerican Technical Excellence) certification in all Service Installation and senior Technician categories
WORK EXPERIENCE:
3 years of work experience in commercial HVAC required
2 years of verifiable work experience in a facilities managerial or supervisory position preferred
COMPENSATION
Salary Grade: 125
Salary Range: Salary Schedules - Atlanta Public Schools
Work Year: 252-Day (Annual)

Must exert over 100 pounds of force occasionally, over 50 pounds of force frequently, and/or over 20 pounds of force constantly to move objects.
Environmental Requirements: Ability to encounter constant work interruptions; work cooperatively with others; work independently; Regular exposure to weather, including heat, cold, dampness, and/or humidity.
Mental Requirements: Ability to read, write, understand, interpret and apply information at a moderately complex level essential for successful job performance; math skills at a high school proficiency level; judgement and the ability to process information quickly; learn quickly and follow verbal procedures and standards; give verbal instruction; rank tasks in order of importance; copy, compare, compile and coordinate information and records. Additional Work Conditions & Physical Abilities: Will require travel to multiple sites. Extended hours may be required depending on each situation. Must understand and have full knowledge of the occupational hazards in using power tools and equipment and of necessary safety precautions. Requires extensive safety training and/or protective devices.
