Maintenance Technician

Position Description :

The Maintenance Technician position is responsible for maintaining the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direct supervision of the Resident Manager / Leasing Agent. Performs highly diversified duties to troubleshoot repair and maintain single family multifamily and commercial properties. Performing the duties of this job all while adhering to safety procedures in all aspects of repair and maintenance efforts.

Essential Functions / Accountabilities :

• Responsible for the completion of all maintenance and repairs service requests as assigned.
• Complete unit turn make-ready process of vacant multi-family single-family or commercial units to a rent-ready condition.
• Work within expense limits established.
• Maintain inventory controls for cost effective operations.
• Schedule and complete preventative maintenance.
• Coordinate special projects as directed by the Management teams or Owners.
• Assist in monitoring all work being performed by outside contractors.
• Mandatory rotating on-call stand by schedule
• Responsible for 24-hour emergency maintenance / repairs service as scheduled.
• Carry cell phone as required for daily operations and on-call maintenance / repair operations.
• Monitor and maintain all building systems as assigned.
• Complete grounds maintenance work as directed by Management teams or Owners which may include picking up trash sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
• Responsible for alerting the Management Agents of any unusual occurrences related to property liability damage or other that would affect the property asset or its residents or staff.
• Complete payroll time sheets and mileage reimbursement and submit to supervisor monthly.
• Maintain a professional courteous manner with all residents vendors contractors owners and fellow employees.
• Assure safety standards are used which comply with all company local City State and Federal guidelines.
• Ensure compliance of all work-related activities in a fair ethical and consistent manner.
• Follow established company policies and those outlined in the Property Management Handbook.
