Property Manager Meriam Park | Chico, CA

This role is equal parts leader, problemsolver, and brand steward. Youll oversee daily operations, inspire a diverse onsite team, manage financial performance, and ensure Meriam Park operates seamlesslywhile feeling welcoming and alive.

What Youll Do

Leadership & Culture

  • Lead, direct, and inspire the leasing, security and housekeeping teams.
  • Serve as the primary onsite leaderapproachable, decisive, and calm under pressure.
  • Be available to respond to emergencies or urgent property issueswhen immediate action is required.
  • Support employee relations including scheduling, coaching, hiring, interviews, and daytoday questions.

Leasing & Resident Experience

  • Oversee and support leasing activities as needed : responding to inquiries, qualifying prospects, conducting tours, and closing leases.
  • Approve all rental applications (income, credit, and documentation review).
  • Coordinate all moveins and moveouts, including leases, welcome emails, inspections, keys / FOBs, and vendor scheduling.
  • Maintain and update newtenant welcome packages to ensure a warm, consistent onboarding experience.
  • Communicate proactively with residents regarding inspections, incidents, maintenance, complaints, and general updates.
  • Coordinate and host small resident eventsthat strengthen community connection.

    • Financial & Asset Management

  • Maximize asset performance by controlling costs and optimizing rents.
  • Prepare annual budgets, forecasts, and financial reports for ownership.
  • Analyze variances and initiate corrective action as needed.
  • Complete deposit reconciliationspromptly after moveouts.

    • Property Operations & Maintenance

  • Maintain the property by addressing tenant concerns, enforcing occupancy rules, and ensuring units are rentready.
  • Oversee unit inspections, movein / moveout inspections, and quality control walks of new buildings turned over from construction.
  • Plan renovations and coordinate repairs with construction and facilities teams.
  • Contract and manage vendors, obtaining multiple bids to ensure best pricing and service.
  • Oversee landscaping reviews and request improvements or changes as needed.

    • Compliance, Safety & Security

  • Ensure full compliance with all California and local laws governing real estate rentals.
  • Prepare and issue required notices (30 / 60day notices, notices to enter, inspection notices).
  • Manage insurance compliance for all residential tenants.
  • Oversee security operations : regularly check cameras, review daily security reports, and follow up on incidents.
  • Manage key FOB systems, oversee staff usage, and run bimonthly accuracy reports.
  • Oversee required quarterly and annual inspections (fire, alarm, elevator, etc.).

    • Marketing, Technology & Systems

  • Develop and execute creative marketing ideasto increase leaseup and visibility.
  • Manage and update all marketing and leasing platforms including AppFolio, Apartments.com, Zillow, and Airbnb.
  • Request updates to websites, brochures, and promotional materials.
  • Ensure residents are properly added to Mailchimp (Audience : Residents).
  • Set up new properties in AppFolio as needed.
  • Oversee EV charging systems, access control platforms, and other property technology tools.
  • Manage ongoing Airbnb operations, guest experience, reporting, and customer service.

    • Monthly Responsibilities

  • Post checks to AppFolio (1st5th) and deliver deposits to accounting.
  • Run delinquency reports and send reminder emails and 3day notices per schedule.
  • Approve and submit payroll on the 15th and last day of the month.
  • Approve monthly commissions and submit for leadership review.
  • Complete monthly comp market surveys.
  • Prepare and send renewal letters and leases.
  • Prepare and distribute monthly residential and Airbnb reports by the 10th.
