Duties and Responsibilities :
Travel between sites as needed directed by the Regional Manager. While at the site complete the following tasks as needed for each site Care of maintenance credit accounts with vendor suppliers including credit cardsMaintenance and Engineering TeamsAssist, if requested, community managers and / or regional managers with interviewing, hiring, and onboarding maintenanceConfirm newly hired engineers / maintenance team have their initial safety training completed and understand Coast’s safety programProvide and facilitate coaching or training for building engineers and other maintenance personnelAssist community and property managers with enforcement of operating and maintenance proceduresAssist maintenance staff in coordinating and helping each otherMaintenance Team ManagementManage a roving team of maintenance staff servicing unstaffed properties.Coordinate staff, work orders, and materials for turns and maintenance requests.Property Services a. Conduct periodic property inspectionsAssist in setting up new properties as part of the onboarding processAssist in new property acquisition due diligence, when requestedAssist with yearly budget planning regarding needed projects and maintenance expensesPreventative Maintenance ProgramPrimary contact for implementation of Leonardo 24 / 7 across the portfolioDevelop L247 to include PM programs for each propertyMonthly reporting on PM progress at each site using L247 to property managerHolding site teams accountable to complete monthly tasksProject ManagementAssist the VP of Facility Management with Project Management toolsWork with properties as projects are assigned to develop scopes of work, budgeting, and implementationManage projects as assigned across the property portfolio for Coast as representation for the Owner.Safety PlanningPlan and implement companywide virtual monthly Safety MeetingsOversee Safety Plan ImplementationOversee fall protection programCondominium HOA BoardsAssist boards with emergency planningAssist with 5-year capital plans and / or oversee reserve plan trackingAttending board meetings if invited to clarify project informationInterface with construction consultants and the boards to help clarify project scopes and planningVendor ServicesDevelop and maintain compliance with vendor list and a credentialing serviceAssist engineers and maintenance teams with vendor selection and compliance Must lead by example as a positive role model in speech, action, and attitude.Qualifications - This position carries supervisory responsibilities.
College education preferred (Experience will be taken into consideration above education.)Institutional investor and / or 3rd party management experience required5 years of supervisory Property Management experienceIndustry certificationsProficiency with property management software platforms (preferably Yardi and ResMan)Experience with acquisition rehab projects, lease ups, and new constructionAbility to build consensus among diverse stakeholdersStrong financial aptitude and analytical skillsValid Washington state real estate licenseMust have a valid driver’s license and be able to driveWe’re invested in you — because your well-being fuels your success.
