Trust / Entity Review Specialist
The Trust and Entity Review Specialist is a critical part of the Non-Agency / Non-QM mortgage process, responsible for reviewing and validating borrower entity documentation, including Limited Liability Companies (LLCs), Partnerships, Corporations, and Truststo ensure compliance with internal underwriting standards and applicable agency and investor guidelines. This role ensures all entity and trust structures are appropriately documented, authorized, and compliant before loans move forward to underwriting or closing. The ideal candidate has strong attention to detail, solid understanding of business and trust structures, and familiarity with Non-QM and Non-Agency lending requirements.
Key Responsibilities
- Review and validate documentation for LLCs, Corporations, Partnerships, and Trusts, including but not limited to : Articles of Organization / Incorporation, Operating Agreements, Partnership Agreements, Trust Agreements, Corporate Resolutions, EIN documentation, and Certificates of Good Standing.
- Confirm that business entities and trusts are valid, active, and properly documented and registered as applicable.
- Ensure authorized signers and trustees are clearly identified and have authority to act on behalf of the entity or trust.
- Identify missing, inconsistent, or non-compliant documentation, and communicate with internal teams to resolve issues promptly.
- Analyze entity and trust structures to ensure alignment with internal policies and applicable agency and investor guidelines.
- Collaborate closely with underwriters, processors, and closers to ensure entity and trust documentation is complete prior to loan decision or funding.
- Maintain accurate documentation logs and support QC and post-close audit efforts related to entity and trust eligibility.
- Stay informed of updates to agency and investor guidelines, compliance standards, and internal procedures impacting entity and trust borrowers.
- Support internal team training and act as a subject matter resource for trust and entity documentation-related questions.
Skills, Knowledge and Expertise
High school diploma or equivalent required; Associate's or Bachelor's degree in Business, Legal Studies, Finance, or related field preferred.Minimum 2 years of experience in mortgage operations or underwriting, with Non-QM or Non-Agency product experience strongly preferred.Proficient in reviewing and interpreting a variety of business and trust entity documents.Familiarity with Non-QM underwriting processes and applicable agency and investor requirements.Highly detail-oriented with excellent analytical and documentation skills.Strong written and verbal communication skills.Ability to work independently in a fast-paced, deadline-driven environment.Proficiency in mortgage LOS platforms (e.g., Encompass) and standard office applications (Microsoft Office, Adobe PDF tools, etc.).Familiarity with legal documentation for trusts or other complex entity structures is a plus.Prior experience validating signer authority for corporate, partnership, and trust entities.Understanding of Secretary of State business search tools and public entity verification processes.Benefits
