RESPONSIBILITIES :

• The Property Maintenance Manager is responsible for all maintenance and preventive maintenance work orders
• Must be available for weekend work, on-call rotation and emergency service call duties.
• Must monitor completion of capital projects and vendor services.
• Ensure scheduling vendor contracted services, review completed work orders and unit turns.
• Supervise maintenance team members and vendors / contractors at the community
• Provide training to maintenance team adhering with company policies, procedures and safety standards
• The Property Maintenance Manager must oversee cleaning, painting, interior / exterior decorating, overall maintenance, landscaping, snow-removal, replacement of light, plumbing, electrical work, roof repairs, appliance evaluation and other repair work.
• Must prepare and make repairs for REAC / HQS inspections and audits.
• Review finance with Community Manager on maintenance, utility and capital related expenditures to meet budgeted goals and understand knowledge of operations.
• The Property Maintenance Manager is responsible for HVAC, Pest, Snow, Landscaping, etc., develop scope of work, manage the competitive bid process.
• Manage maintenance shop and inventory to company standards and lead with a safety mindset including wearing appropriate PPE.
