Maintenance Manager

Akelius is seeking an experienced and customer service-oriented maintenance manager with strong interpersonal skills to join the facility management team. The maintenance manager will provide a safe and adequate environment for the tenants and assigned staff of the property. This individual will be required to work on call and respond to building emergencies periodically as required. The successful candidate will be responsible for maintenance, repairs, building code compliance and overall property standards.
Responsibilities include :
- Assigning and prioritizing work orders, preventative maintenance tasks, and turnovers
- Tracking ticket progress in work order system
- Responding promptly to work orders submitted by ensuring timely and professional service
- Ensuring routine inspections are conducted for safety and compliance
- Resolving escalated maintenance concerns in a timely and professional manner
- Providing guidance on more difficult work orders
- Ensuring that the building meets safety standards, building codes, and company policies
- Developing and implementing preventive maintenance schedules for HVAC systems, plumbing, electrical, and structural components
- Managing unit turnover process including inspections, repairs, cleaning, and quality checks
- Coordinating with vendors, contractors, and inspectors for outsourced work and compliance needs
- Ensuring all properties meet neat and tidy standards and conducting daily inspections of common areas and building grounds
- Maintaining inventory of tools, parts, and supplies, working with team lead facility to reorder as needed
- Participating in on-call rotation for after-hours maintenance emergencies, including holidays, weekends, and late nights
- Communicating effectively with team lead facility, property managers, residents, and vendors
- Assisting in long-term planning for major repairs and upgrades
- Overseeing the maintenance staff, building cleaners, landscaping, and trade contractors to ensure providing contractual obligations
- Performing daily, weekly, and monthly inspections of properties
- Conducting and overseeing ongoing maintenance and reports for apartments, common area, building systems (HVAC, plumbing, electrical, etc.), building envelope, and grounds
- Preparing vacant apartments through turn-over repairs and improvements
- Completing and closing out assigned work orders by making repairs within the specified time frame
- Updating work orders assigned as soon as there is a change in the status of the work order
- Maintaining overall cleanliness of properties, including but not limited to both public and private spaces as well as both interior and external spaces
- Providing training and leadership to staff on day-to-day activities, including but not limited to attendance, punctuality, overall performance, and attitude
- Overseeing external vendors to ensure they are completing their work and abiding by Akelius rules, building rules, and Akelius code of conduct
- Ensuring that property is completely secured and locked at completion of shift
- Assisting in snow and ice treatment at properties when required
- Maintaining and performing preventive maintenance schedules
- Maintenance managers and technicians roles may be requested to support other properties as needed to fill vacations and short staff situations
- Performing other duties as necessary
Who You Are
Valid drivers license and reliable transportation requiredHigh school diploma or GED required, technical certifications preferred, HVAC, EPA, electrical, plumbing, or appliance repair certifications and HVAC CFC Universal Certification a plusMinimum 45 years of hands-on maintenance experienceStrong knowledge of building systems, code compliance, OSHA standards, and property operationsExceptional organizational and communication skillsProficient with work order management systems and basic Microsoft Office applicationsPhysical ability to lift up to 75 pounds, stand up for eight hours, climb ladders, and work in varied weather conditionsMay require travel between properties if managing a portfolioExperience in electrical, HVAC system, plumbing, carpentry, locksmith, tiling, painting, appliances, residential building systems, and other general repairsMaintain professionalism and courtesy with residents and colleaguesWilling to work weekends, after hours, or nights when necessaryHow To Apply
