Porter

The Porter position is a full-time, non-exempt role with an hourly rate and benefits eligibility. As a Porter, you will be responsible for maintaining the common areas of the property and apartments prior to move-in.

Responsibilities include :

• Demonstrating exemplary principles of customer service and teamwork.
• Maintaining a safe, tidy, and sanitary clubhouse, office, model, and all other common areas.
• Ensuring the property is free of trash, debris, and animal waste.
• Cleaning dumpster areas and preparing for trash pick-up.
• Maintaining the grass and landscaping, including watering flowers.
• Ensuring the best possible appearance of each apartment before new resident move-in.
• Advising the supervisor of items needing additional attention in the apartment.
• Providing assistance with apartment turnovers as directed.
• Communicating with the Property Manager or Service Manager regarding any problems with maintenance or curb appeal.
• Responding appropriately to emergencies, according to policies and procedures.
• Participating in and attending all required in-service training sessions.
• Ensuring understanding and compliance with all policies and procedures.
• Contributing to resident satisfaction by ensuring customer expectations are met or exceeded.
• Participating in Cardinal U training as required.

The work environment includes both indoor and outdoor settings with frequent exposure to outside elements where temperature, weather, odors, and / or landscape may be unpleasant and / or hazardous. The physical demands include standing, walking, reaching, climbing, stooping, squatting, pushing, pulling, lifting, and carrying weights up to 50 pounds. Specific vision abilities required include close, distance, color, peripheral vision, depth perception, and ability to adjust focus.
