The Commercial Estimator is responsible for preparing accurate, competitive, and timely estimates for commercial construction projects. You will manage the bid process from initial lead to project handover, ensuring that our pricing reflects the true cost of construction while remaining competitive in the market.
Key Responsibilities
- Bid Management : Lead the full-cycle estimation process for hard-bid, negotiated, and design-build projects ranging from $250,000 to $10,000,000.
- Quantity Takeoffs : Perform detailed quantity takeoffs for all CSI divisions using digital estimation software (e.g., Bluebeam, On-Screen Takeoff).
- Subcontractor Solicitation : Build and maintain relationships with local subcontractors. Create bid packages, distribute invitations to bid (ITBs), and ensure adequate coverage for all trades.
- Scope Analysis : Review subcontractor proposals for scope gaps and overlaps ("leveling the bids") to ensure a complete price.
- Cost Analysis : Maintain a current database of material and labor costs to validate subcontractor pricing.
- RFI Management : Review drawings and specifications to identify discrepancies and submit Requests for Information (RFIs) to architects / engineers during the bid phase.
- Value Engineering : Identify opportunities for value engineering (VE) to save the client money without sacrificing quality or function.
- Project Handoff : Upon award, prepare a detailed budget and lead the buyout meeting to transition the project to the Project Management team.
Qualifications
- Experience : Preferred : 3+ years of estimating experience in commercial construction (General Contractor experience preferred).
- Education : Bachelors degree in Construction Management, Engineering, or equivalent field experience.
- Blueprint Reading : Expert ability to read and interpret architectural, structural, and MEP drawings and specifications.
- Communication : Strong negotiation skills and the ability to communicate effectively with subcontractors and owners.
- Attention to Detail : A high degree of accuracy and organization is required to manage multiple bid deadlines simultaneously.
