Salary :
The primary responsibilities of a Residential Sales Representative are to take a project from lead to payment in full, ensuring all expectations presented to the property owner are met and / or exceeded.
Essential Job Functions
- Generate new leads outside network.
- Communicate daily with management and project manager.
- Run leads provided through Stonebrook network.
- Measure, estimate, create proposal and sell.
- Request or create Eagleview, Hailtrace, and Hover.
- Navigate and negotiate with insurance adjusters and paperwork as required.
- Manage lead list on daily / weekly basis for review by Management.
- Work with Operations Manager to coordinate schedule of crews each week.
- Create order for projects for Project Mangers.
- Perform post-job close out requirements as necessary (warranty submissions).
- Perform minor residential repairs as necessary.
- Xactimate, HAAG, and Acculynx Training.
- COI (Certificate of Invoice) and Supplementing insurance.
- Attend safety, sales, supplier, and manufacturing training opportunities as requested.
- Convey courteous and professional image daily through appearance and communication with clients, suppliers, and representatives. Stonebrook attire is required.
Lead Management
Self-generated leads. Self-generated leads are expected. Door knocking is required. The employee will be provided with business cards, door hangers, and flyers. Canvasing areas can be requested by management at any time and is always encouraged. Every appointment set from a Stonebrook network lead should be followed up by knocking a minimum of five doors. At the start of every project all surrounding houses should be contacted.Contacting leads. Stonebrook network leads are assigned before 3pm and must be contacted the same day, leads assigned after 3pm should be contacted no later than 10am the following day. Written warnings will be issued for not contacting Stonebrook network leads properly. Self-generated leads should be handled in the same fashion.Follow up calls. All leads should be contacted as often as possible. Acceptable frequency of contact will vary by customers and can be changed at managements discretion. Active leads should be contacted a minimum of twice per week.Updating CRM. The Company CRM program will be used to track lead management, lead generation, closing percentages, production, and collections. Self-generated leads must be entered immediately and marked as self-generated. It is extremely important that all information is uploaded and updated daily.E-mailing or mailing proposals to customers with no set appointments is unacceptable. A face-to-face appointment must be set with all decision makers of the property before final contract is signed. Appointments will be scheduled for the R.P.M. on all leads received by the office.Job Files
Job file folders. The top half of the front of the file must be filled out along with a detailed invoice description. Double check customer name, address, zip code and phone number. Insurance information must be included on the folder for all insurance jobs. If job includes an extended warranty, it must be clearly noted on the top of the file. After a job folder has a PO number assigned it will not leave the office.Signed contract. Jobs without an original signature are not acceptable and will not be put into production. Roofing and siding contracts will also act as work orders and order sheets. They must include all necessary information to be entered into production. A separate work order and order sheet must be filled out for all other scopes of work. (Subject to change due to CRM-AccuLynx).Measurements must be complete for each scope of work and be sufficient for management to double check all quantities. A detailed drawing, an EagleView or insurance papers are acceptable.Cost breakdown. A detailed cost breakdown and estimates for sub-contracted work must be included for each scope of work. Cost breakdowns must be created from managements most recent pricing regardless of the original bid date (Subject to change due to CRM-AccuLynx).Separate job files. Jobs with more than two scopes of work should be broken out into multiple job files with separate job names. This is necessary even if all work is included on the same contract (separate contracts are recommended. Subject to change due to CRM-AccuLynx. Roof + Gutters. Siding. Windows)Collections
Down Payment. A minimum down payment of 50% will be required unless approved by management. On all insurance work the down payment should equal the deductible in addition to the ACV payment or first insurance draft.Payment in full. Payment in full is expected upon project completion. It is the Sales Representatives responsibility to assure this is possible. The project will be considered complete even with necessary warranty work to be completed. PM may be required to assist.Insurance and / or mortgage company documents. The Sales Representative is expected to submit necessary documents to insurance and / or mortgage companies. The responsibility will not be left to the customer and should be done promptly to assure a timely payment.Follow up calls. Acceptable frequency of contact will vary by customers and can be changed at managements discretion, but all receivables should be contacted at a minimum of once per week.Past due receivables. To collect commission on receivables greater than 60 days a request form must be approved by management. Loss of commission if no written request is submitted. All receivables greater than 90 days are subject to complete loss of commission.Safety
Ladder safety guidelines must be followed, including but not limited to : all ladders must be tied off, all ladders must be set up at a 4 to 1 ratio, all ladders must be set up on a solid surface, no double pulls, all ladders must extend 3 past the roof landing.All OSHA and Stonebrook safety guidelines must be followed (OSHA 10 is required.).The Sales Representative will also complete all other duties as assigned by management. Times may call for the employee to be involved in assisting with operations and site supervision. Which may require travel, overnight stays, and some weekends during the busy season.
