Construction Project Manager
Requirements :
Experience with ground up or renovating hotels, multifamily, apartments or similar projects!
Project Leadership
Lead and coordinate a cohesive project team, including GC, subcontractors, consultants, and stakeholders.
Maintain strong working relationships to ensure alignment on scope, schedule, and budget.
Ensure timely and accurate execution of contracts, documentation, and project deliverables.
Address conflicts, non-compliance, and performance issues promptly and professionally.
Scope Management
Review, understand, and manage full project scope and changes.
Conduct site visits to monitor quality, accuracy, and progress.
Develop and manage RFPs, RFQs, scopes of work, and contract documents.
Evaluate change orders for necessity, accuracy, and cost alignment.
Provide value-engineering options aligned with owner preferences.
Budget Oversight
Develop, validate, and maintain accurate project budgets.
Track invoices, draws, and project costs against contracts and budget.
Prepare monthly cash flow forecasts with proper backup.
Ensure all costs remain within approved project budget.
Scheduling
Create, update, and distribute project schedules.
Review GC and consultant schedules weekly to track real progress.
Identify schedule risks and opportunities and propose recovery strategies.
Collaborate with GC and design team to accelerate or “crash” schedules when needed.
Communication & Administration
Serve as the primary liaison between project stakeholders (public agencies, banks, brands, owners, consultants).
Ensure contract compliance and alignment with owner goals.
Maintain thorough knowledge of construction documents and owner requirements.
Support pre-construction planning and construction administration processes.
