Overview

Avison Young's U.S. Capital Markets Group is seeking a highly motivated and analytically driven Analyst to join our dynamic and growing Charlotte, North Carolina team covering the Carolinas and the broader Southeast region. This position presents a unique opportunity to play a pivotal role in the execution of complex commercial real estate transactions, encompassing debt and equity placement, investment sales, and development modeling.

The Analyst will provide essential support to senior producers, working directly on high-profile assignments across all major asset classes (multifamily, industrial, office, and retail). The ideal candidate is a detail-oriented self-starter with a strong foundation in real estate finance, exceptional financial modeling skills, and a passion for the deal-making process. This role provides a direct path for professional growth and significant exposure to all facets of the capital stack and transaction lifecycle.

Responsibilities

Financial Analysis & Underwriting :

• Develop sophisticated and dynamic financial models in Microsoft Excel and Argus Enterprise for underwriting real estate assets.
• Analyze property-level financial statements, rent rolls, operating budgets, and capital expenditure plans to determine a property's value and cash flow potential.
• Prepare comprehensive cash flow projections, debt and equity return analyses (IRR, Equity Multiple, Cash-on-Cash), and complex scenario / sensitivity analyses.
• Model various debt structures, including senior mortgages, mezzanine debt, and preferred equity.
