Smartland is a rapidly growing Private Equity Real Estate company overseeing 1,400+ residential units across Northeast Ohio. We are seeking a strategic, hands-on Director of Maintenance to lead our portfolio-wide maintenance operations, build high-performing teams, and ensure every community remains safe, efficient, and well-maintained.

This is a key leadership role responsible for operational excellence, asset preservation, and the long-term performance of our apartment communities and rental homes.

What Youll Lead

As Smartlands Director of Maintenance, you will oversee all maintenance operations across multiple apartment communities and single-family homes. You will lead Maintenance Managers, Senior Technicians, and field staff, while ensuring seamless coordination with the Operations and Property Management teams.

You will report directly to the Operations Director and play a major role in shaping the future of Smartlands maintenance infrastructure.

This role is based out of our Eastlake, Ohio office with regular travel to properties across the Cleveland area.

Schedule

  • Full-time, MondayFriday
  • On-call expectations for major emergencies or critical operational needs
  • Regular onsite visits across assigned properties

What Youll Do

  • Lead and manage maintenance operations across 1,400+ residential units
  • Oversee staffing : hiring, training, scheduling, coaching, and performance accountability
  • Set performance standards and ensure teams meet KPIs, including :

    • Work order turnaround times

  • Unit turn quality and timelines
  • Preventive maintenance completion rates
  • Safety compliance
  • Budget adherence
  • Troubleshoot complex mechanical, electrical, HVAC, and plumbing issues as needed
  • Develop preventive maintenance programs that reduce downtime and extend asset life
  • Manage CAPEX and OPEX budgets, procurement, inventory, and cost controls
  • Standardize processes, SOPs, and documentation across all communities
  • Oversee fire, alarm, and life-safety systems to ensure regulatory compliance
  • Conduct weekly property inspections and ensure city code compliance
  • Manage vendor relations : bids, contracts, scopes, and performance
  • Ensure accurate use of maintenance software (AppFolio or similar) for reporting and analytics
  • Use dashboards and operational data to identify trends and implement improvements
  • Partner with leadership to plan long-term property improvement and capital projects

    • What You Bring

  • 3+ years of maintenance leadership experience in residential, multifamily, or facilities
  • 2+ years managing teams, preferably across multiple sites
  • Strong technical knowledge of HVAC, electrical, plumbing, mechanical systems
  • Proven ability to enforce accountability, coach teams, and lead through change
  • Experience creating budgets, reviewing bids, and managing capital projects
  • Excellent communication, organization, decision-making, and problem-solving skills
  • Ability to thrive in a fast-paced environment with shifting priorities
  • Strong understanding of OSHA and building safety requirements
  • Comfortable with maintenance technology, reporting dashboards, and software tools
  • Ability to manage multiple priorities while maintaining quality and compliance

    • Nice to Have

  • Trade certifications (HVAC, electrical, plumbing, or OSHA safety)
  • Experience with AppFolio, Yardi, or other PM / maintenance platforms
  • Experience in multifamily, commercial, or mixed-use environments
  • Strong analytical skills for trend and performance analysis
  • Experience implementing new systems, SOPs, and operational improvements
