Smartland is a rapidly growing Private Equity Real Estate company overseeing 1,400+ residential units across Northeast Ohio. We are seeking a strategic, hands-on Director of Maintenance to lead our portfolio-wide maintenance operations, build high-performing teams, and ensure every community remains safe, efficient, and well-maintained.
This is a key leadership role responsible for operational excellence, asset preservation, and the long-term performance of our apartment communities and rental homes.

What Youll Lead
As Smartlands Director of Maintenance, you will oversee all maintenance operations across multiple apartment communities and single-family homes. You will lead Maintenance Managers, Senior Technicians, and field staff, while ensuring seamless coordination with the Operations and Property Management teams.
You will report directly to the Operations Director and play a major role in shaping the future of Smartlands maintenance infrastructure.
This role is based out of our Eastlake, Ohio office with regular travel to properties across the Cleveland area.

What Youll Do
Lead and manage maintenance operations across 1,400+ residential unitsOversee staffing : hiring, training, scheduling, coaching, and performance accountabilitySet performance standards and ensure teams meet KPIs, including :Work order turnaround times
Unit turn quality and timelinesPreventive maintenance completion ratesSafety complianceBudget adherenceTroubleshoot complex mechanical, electrical, HVAC, and plumbing issues as neededDevelop preventive maintenance programs that reduce downtime and extend asset lifeManage CAPEX and OPEX budgets, procurement, inventory, and cost controlsStandardize processes, SOPs, and documentation across all communitiesOversee fire, alarm, and life-safety systems to ensure regulatory complianceConduct weekly property inspections and ensure city code complianceManage vendor relations : bids, contracts, scopes, and performanceEnsure accurate use of maintenance software (AppFolio or similar) for reporting and analyticsUse dashboards and operational data to identify trends and implement improvementsPartner with leadership to plan long-term property improvement and capital projectsWhat You Bring
3+ years of maintenance leadership experience in residential, multifamily, or facilities2+ years managing teams, preferably across multiple sitesStrong technical knowledge of HVAC, electrical, plumbing, mechanical systemsProven ability to enforce accountability, coach teams, and lead through changeExperience creating budgets, reviewing bids, and managing capital projectsExcellent communication, organization, decision-making, and problem-solving skillsAbility to thrive in a fast-paced environment with shifting prioritiesStrong understanding of OSHA and building safety requirementsComfortable with maintenance technology, reporting dashboards, and software toolsAbility to manage multiple priorities while maintaining quality and complianceNice to Have
