Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager.

As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management.

As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management

Regular / daily onsite attendance is required

Screen, hire, train, coach, and develop on‑site staff using company directives and consistent techniques

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks

Complete weekly / daily office and maintenance staff schedules and assignments

Deal effectively with performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary

Promote harmony and quality job performance through support and effective leadership

Ensure staff compliance with Company policies and procedures

Financial Management

Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies

Develop yearly operating budgets and forecasts

Monitor timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted timely

Monitor timely receipt, reconciliation and coding of all vendor invoices

Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

Develop yearly marketing plan and utilize marketing strategies and systems

Ensure staff leasing techniques are effective in obtaining closure, follow‑up, signing / documentation of leases, and reporting systems are accurate and up to date

Deal with resident complaints, concerns, and requests to ensure resident satisfaction

Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter)

Show, lease, and run prospective residents

Administrative & Maintenance Management

Ensure all administrative and leasing reporting is accurate, complete, and submitted timely

Head emergency team for the property; ensure proper response and handling of all property emergencies within company guidelines to minimize liability

Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff

Maintain property appearance and ensure repairs are noted and completed in a timely fashion (requires regular inspections and tours)

Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, dealing with service issues)

Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed)

Education / Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one‑to‑two years related experience and / or training; or an equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication with others; repeated motions involving wrists, hands, and / or fingers; assess accuracy and neatness of assigned work; ability to work overtime, weekends, and night hours (emergencies).

Frequently remain stationary, often standing or sitting for prolonged periods, move from one worksite to another.

Occasionally ascend / descend ladders, stairs, scaffolding, ramps, step stools, or other equipment; move into confined spaces; work overhead; adjust or move objects up to 25 lbs.; operate machinery or power tools; operate motor vehicles and / or golf carts; work in low or high temperatures; work outdoors in precipitation and wind; work in small or enclosed spaces; traverse varied terrain; be exposed to hazardous chemicals.

License / Equipment

Must have reliable transportation due to the emergency on‑call requirement.

When selecting the top candidate, the offer extended depends on the specific individual’s experience for the role.
