Job Description

The Maintenance Technician ensures our community operates at its best by maintaining the property, resolving maintenance needs efficiently, and delivering a positive, high-quality experience for every resident.

Responsibilities

• Provide residents and tenants with outstanding customer service, ensuring that every customer interaction is positive.
• Maintain awareness of market trends and conduct routinely scheduled tours of competing properties.
• Provide recommendations on innovative solutions to ensure market relevancy.
• Conduct all business in compliance with company policies, fair housing, the Americans with Disabilities Act, and other relevant laws.
• Work possible weekends and perform on-call duties as necessary.
• Resolve maintenance issues in HVAC, electrical, plumbing, and appliance repair.
• Diagnose problems, replace or repair parts, test, and make adjustments.
• Perform painting and carpentry work as needed.
• Prepare vacant apartments for move-in through turn-over repairs and improvements.
• Preserve the beauty of the building and safety of the community through general upkeep, cleanliness, snow removal, and grounds maintenance.
• Comply with safety regulations and maintain clean and orderly work areas.

Essential Skills

• Experience in electrical, mechanical, and preventive maintenance.
• Technical capacity and communication proficiency.
• Results-driven and initiative-oriented.

Additional Skills & Qualifications

• Ability to lift and move items over 50 pounds.
• Specific vision abilities including close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus

Work Environment

This role operates in a residential apartment building, requiring access to all areas including apartments, mechanical rooms, common areas, and rooftops. The position demands physical activity such as standing, walking, bending, and lifting. Work occurs both indoors and outdoors throughout the year, with exposure to various physical conditions.

Pay and Benefits

The pay range for this position is $49920.00 - $54080.00/yr.
