Investigator

General Statement

Under general supervision, reviews appraisals, maps and legal descriptions, conducts investigations related to District real estate, and prepares exhibits to real estate documents.

• Conducts site inspections relative to current and future use of District real estate; makes written and oral reports of findings; provides site visits for interested leasing applicants.
• Conducts field investigations of District-owned property related to complaints of illegal dumping, trespass, and damage to citizens' property.
• Reviews real estate appraisals for accuracy and adherence to best practices; researches and provides values for real estate easements or permits.
• Maintains the real estate database and the Real Estate Channel Atlas.
• Prepares exhibits for real estate documents including GIS exhibits, aerial photos and various types of maps.
• Assists attorneys by researching records and data, and making tax or title searches

Other Job Functions

• Serves notices upon tenants.
• Performs other duties as assigned.

Environmental Conditions

Office work is performed in a typical office environment and requires the use of standard office equipment including computers. Site inspections are performed outside the office and may involve exposure to a wide variety of land use and weather conditions. Field work may also require the operation of a District vehicle.

Desirable Knowledge, Skills and Abilities

• Basic knowledge of general investigative procedures and techniques.
• Basic knowledge of general legal and court procedures.
• Ability to read maps, property surveys, and legal descriptions.
• Ability to elicit information by interview.
• Ability to perform detailed administrative record checks.
• Ability to communicate effectively, orally and in writing.
• Ability to use Geographic Information Systems (GIS).

Absolute Requirements

Possession of a valid driver’s license.

Minimum Qualification Requirements

Graduation from a standard senior high school or the equivalent and four years of experience in real estate surveying, leasing or appraisal, one year of which must include conducting investigations relating to real property.
