Essential Functions (Other Duties as Assigned)
- Build and maintain detailed financial models to support site evaluations, capital planning, and investment decisions across new development and M&A opportunities.
- Ensure accurate data management by regularly updating site memo information in systems and maintaining key deal documents in organized, accessible folders.
- Prepare and update forecast and budget reports to track development spend and compare budgeted versus actual performance across projects.
- Lead process improvement efforts by identifying inefficiencies in modeling, data handling, and reporting workflows, and proposing scalable solutions.
- Collaborate cross-functionally with internal teams including finance, construction, market planning, analytics, and real estate to support integrated analysis and transaction execution.
- Conduct QA reviews ensuring accuracy, consistency, and alignment with internal standards across all deal evaluations.
- Take ownership of M&A financial due diligence, including but not limited to analysis of GSR / POS reports, profit and loss (P&L) statements, membership revenue, gift card liabilities, and other supporting documentation required to evaluate financial performance and risks associated with M&A transactions.
- Collaborate directly with sellers, brokers, and internal stakeholders to obtain and verify financial data during the diligence process.
Education and Experience
Bachelor's degree in Finance, Economics, Real Estate, Accounting, or a related field required; advanced degree or certifications (e.g., Master's Degree, CFA) a plus.Minimum of 2-3 years' experience in financial analysis or real estate development, including exposure to both ground-up and M&A deal structures.Experience in building detailed financial models, including discounted cash flow (DCF), IRR, and ROI analyses.Some familiarity with reviewing and interpreting P&Ls, POS / GSR reports, and membership / gift card data in due diligence setting.Background in high-growth, multi-unit retail or real estate environments preferred.Knowledge, Skills, and Abilities
Financial modeling and analysis skills, including proficiency in DCF, IRR, and multi-scenario forecasting for both ground up and M&A deals.High proficiency in Microsoft Excel (e.g., complex formulas, pivot tables, sensitivity analysis) and PowerPoint (e.g., investor-style decks, executive-ready formatting).Strong written and verbal communication skills, with the ability to translate financial data into clear, actionable insights.Excellent attention to detail, critical thinking, and the ability to work independently while balancing multiple priorities.Confident presentation skills and experience supporting or delivering executive-level briefings.Ability to build and maintain strong relationships with external stakeholders, including sellers, brokers, and third-party advisors, to support deal progress and information gathering.Strong interpersonal and collaboration skills with a proactive approach to working cross-functionally across departments.Physical Requirements
