Title Specialist
As a Title Specialist, you will play a key role in delivering a seamless, transparent experience for buyers, sellers, and real estate partners. You will deepen your knowledge of the title industry, maintain compliance with state-specific requirements, and help resolve title issues to ensure smooth, timely closings. About the Role
Review title abstracts and identify issues requiring additional information or resolution
Maintain a strong understanding of state-specific statutes and title requirements
Work with sellers, attorneys, underwriting counsel, and other title agencies to obtain documentation needed to clear vesting issues, judgments, and title defects
Coordinate with internal team members to ensure all applicable fees are accurately reflected on settlement documents
Prepare title clearance affidavits, including Continuous Marriage, LLC / Corporation / Trust, Free and Clear, and Hold Harmless agreements
Order payoffs for liens and judgments, including mortgages
Provide routine status updates and issue internal notifications when files are curative complete
Respond promptly to inquiries from internal and external parties
Generate final title policies and verify accuracy prior to distribution
Maintain professionalism and composure when navigating complex title defects or challenging situations
Communicate regularly with Closing Specialists, Closing Coordinators, abstracting vendors, underwriting counsel, listing agents, sellers, and representatives from other title companies and law firms
About You
Minimum Qualifications
Strong customer service mindset with excellent written and verbal communication skills
High attention to detail with the ability to stay organized, prioritize, and multitask effectively
Ability to work in a fast-paced, constantly changing environment while maintaining accuracy and meeting deadlines
Tech-savvy with the ability to learn new systems and tools quickly
Strong sense of teamwork and understanding of how your work impacts the broader closing process
Professional, calm, and solutions-oriented approach when handling title issues
Preferred Qualifications
Experience in title, mortgage underwriting, real estate, law / legal fields, or related industries
Familiarity with title clearance processes, affidavits, and curative workflows
Prior experience interacting with attorneys, underwriters, or other title professionals
Background working with abstracting vendors or reviewing title abstracts
Experience generating or reviewing title policies

Illinois, Maryland, Minnesota, Massachusetts, Colorado, Cleveland, New York City, New Jersey, Jersey City, California, D.C, and Washington Candidates only : the compensation for this position is $26.45 - $50.66 per hour. The position may also be eligible for an annual bonus, incentives, and other employment-related benefits including, but not limited to, medical, dental, and vision benefits, 401K retirement plan, and paid-time off.
