Job purpose
The Full Time Leasing Consultant is responsible for supporting the leasing, marketing, and resident experience efforts at the community. This role serves as the primary point of contact for prospective and current residents, plays a key role in achieving occupancy goals, and supports lease administration, renewals, and day-to-day leasing office operations. Leasing Consultants are essential to the success of the community in a competitive student housing market and receive training in Fair Housing compliance, leasing best practices, and objection handling.
Primary duties and responsibilities
Leasing and marketing
- Provide excellent customer service to prospective residents, current residents, and visitors
- Lease apartments in alignment with occupancy and revenue goals
- Greet prospects, conduct tours, and guide applicants through the leasing process
- Conduct outside marketing efforts as directed by the Assistant Community Manager and Community Manager Maintain strong knowledge of community features, pricing, and competitor offerings to address objections
- Follow all Fair Housing guidelines in interactions with prospects and residents
Applications, leases, and renewals
Review rental applications including income, credit, and background verificationsPrepare and complete lease documents, addendums, and required signaturesMaintain accurate and compliant lease filesSupport lease renewals and promote annual renewal campaignsEnsure leased apartments are move-in ready, including completing final inspectionsSystems, files, and administrative support
Enter and maintain prospect, applicant, and resident data in EntrataMaintain accurate guest cards and leasing notesEnsure lease files are complete and routed for review and approvalSupport leasing office operations including phones, email, and general administrative tasksEnter and track work orders in Entrata and follow up as neededMove-in, move-out, and turn support
Support move-in and move-out processes, including resident communication and documentationAssist with summer turn activities, including coordination with maintenance and operations teamsSupport roommate matching processes as neededEnsure resident information is accurate and up to date during all transition periodsAvailability to work during peak leasing, move-in, move-out, and summer turn periods is requiredQualifications
Customer service, sales, leasing, or hospitality experience preferredStrong communication, organization, and time management skillsAbility to communicate professionally with students, parents, and university partnersDetail-oriented with the ability to manage multiple prioritiesTeam-oriented with the ability to work independently when neededComfortable learning and using property management systemsAbility to maintain confidentiality and follow established policies and proceduresWillingness to work weekends and extended hours during peak business periodsEducation and experience
Bachelor's degree preferred, or equivalent combination of education and experienceExperience in student housing, multifamily housing, or leasing preferredExperience with Entrata or similar property management systems preferredWork environment
