Job Overview
The Maintenance technician performs a variety of maintenance & property operational duties for the facilities department. Reports directly to the Facilities Director. Maintenance technician is guided by a general knowledge of building trades, carpentry, painting, plumbing, electrical, mechanical systems and the use of tools and basic maintenance.
Essential Duties and Responsibilities
- Experienced and knowledgeable in plumbing, electrical, lighting, drywall repair, stucco repair, flooring, painting, various man lifts, power tools and troubleshooting.
- Demonstrates knowledge of methods, practices and materials in building maintenance and renovations. Ability to work independently and troubleshoot to solve problems.
- Have working knowledge of pressure washers and landscaping equipment.
- Complete work orders as assigned by the Facilities Director
- Clean, lubricate, perform simple repairs and maintenance of HVAC equipment.
- Assist with hurricane preparation of property.
- Ability to perform monthly fire pump testing and generator testing.
- Change light bulbs, outlets, wall switches, wiring of 120 / 277v ballast and lighting fixture emergency ballast, Strong electrical skills a plus.
- Ensure OSHA standards are met at all times.
- Maintain a safe working environment, Report any safety concerns / issues with the Facilities Director. Ensure the proper care, maintenance and inventory of all property tools and equipment.
- Maintains logs, performs rounds, completes P.M. work orders, test, and inspections.
- Other duties as may be assigned by the Facilities Director.
- Minimize liability concerns and ensure excellent appeal to the property.
- Work rotating Saturdays.
- Ability to be certified on boom lifts and scissor lifts.
- Maintain the required grooming and company uniform and ensure a professional appearance.
- Available to work special event weekends or evening events.
- Valid Driver’s License
- Work authorization, United States, (Required)
- Required to pass a background check.

Education and / or Experience
High school diploma or equivalent required. Minimum three years of fulltime experience working within Facilities Operations and maintenance.Ability to communicate effectively with management, staff, vendors, tenants, government officials, and the public.Effective written and verbal English communication skills a must and strong customer service.Physical Demands and Work Environment
