Construction Project Manager
The Construction Project Manager oversees the end-to-end management of new club development, remodels, expansions, and capital improvement projects. This role bridges construction execution with real estate deal delivery-reviewing, negotiating, and coordinating all technical aspects of plan development and review, landlord work letters, tenant improvement allowances, delivery conditions, utilities, entitlements, permitting, and lease compliance. The ideal candidate combines strong project management discipline with commercial real estate fluency, ensuring projects are delivered on time, within budget, and aligned to lease obligations and corporate standards.
Establish and maintain general contractor relationships to support competitive bidding, consistent quality, and vendor accountability.
Negotiate and manage construction contracts in partnership with Legal and Procurement.
Verify contractor licenses, insurance, and safety compliance.
Serve as the primary point of contact for landlord construction coordination and dispute resolution.
Prepare and distribute weekly project status reports including budget, schedule, and risk tracking.
Update project documentation and maintain compliance with corporate contracting procedures.
Participate in recurring project calls with internal and external stakeholders to ensure milestones are met.
Value engineering and track cost to ensure financial accountability, invoice approval, and cash flow management.
Documentation - AOP, manage close out processes, final inspections, occupancy permits and operations turnover.
Strong understanding of commercial real estate construction, including ground up and existing shell construction, entitlements, utilities, detailed landlord and tenant work letters, TI allowance restrictions and distribution, and delivery obligations.
Knowledge of construction project management best practices and big-box retail buildouts.
Knowledge of entitlements, including conditional use permits (CUP), ADA standards, A-3 occupancy, and traffic / parking studies.
Proven ability to negotiate and interpret contracts and lease exhibits.
Working familiarity with attorneys, local jurisdiction staff, general contractor (GC) operations; current or previous GC license strongly preferred.
Ability to read and interpret architectural drawings, lease documents, and technical specifications.
Excellent written and verbal communication skills, including local jurisdiction, vendor and landlord correspondence.
Highly organized, detail-oriented, and able to manage multiple concurrent projects and resource allocation in a fast-paced environment.
Proficiency with Microsoft Office Suite, AutoCAD, USGN, and project management tools; experience with Service Channel preferred.
This is a Contract to Hire position based out of Carlsbad, CA.
The pay range for this position is $130000.00 - $145000.00 / hr.

This is a fully onsite position in Carlsbad, CA.
