JOB SUMMARY
The Maintenance Technician III plays a critical role in ensuring the safe efficient and reliable operation of campus facilities. This senior-level technician performs advanced maintenance and repair tasks across multiple trades including HVAC electrical plumbing and carpentry. Responsibilities include diagnosing complex issues leading small projects mentoring junior staff and coordinating with departments to minimize disruptions. The role demands strong technical expertise excellent problem-solving skills and a commitment to maintaining a high standard of service in support of the universitys academic mission.
ESSENTIAL JOB FUNCTIONS

Organizes and oversees the day-to-day and emergency maintenance requests to make sure buildings and equipment are in working condition.
Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines.
Operates and maintains building facilities systems and equipment related to plumbing electricity HVAC and steam control.
Conducts field checks of buildings to identify and analyze corrective and preventive maintenance
modifications.
Installs repairs and inspects smoke and fire suppressions systems.
Complies with department State and Federal safety and compliance regulations.
Inspects and performs routine preventive maintenance on all custodial equipment including floor scrubbers vacuums burnishers etc.
Maintains accurate records of maintenance dates repair costs and type of maintenance performed.
OTHER DUTIES AND RESPONSIBILITIES

REQUIRED QUALIFICATIONS
High School Diploma with 8 years of experience in building maintenance electrical repair plumbing repair Carpentry and / or trades.
Valid Massachusetts Drivers License.
PREFERRED QUALIFICATIONS
Experience working with building automated systems (e.g. BAS HVAC controls energy management systems)
Vocational or technical training in HVAC electrical plumbing or mechanical systems.
Journeyman or Master-level licenses in relevant trades (e.g. electrical plumbing).
Project coordination or supervisory experience including mentoring junior technicians or overseeing contractors.
COMPETENCIES
Ability to work with minimal supervision.
Knowledge of general maintenance processes and methods.
Knowledge of electricity carpentry plumbing and other technical skills.
Knowledge of cleaning solutions chemicals and solvents.
Ability to troubleshoot problems and plan solutions.
Ability to read and understand equipment manuals to perform required maintenance and service.
Ability to complete routine paperwork.
Ability to operate cleaning equipment such as vacuums carpet extractors burnishers etc.
Knowledge of safe work practices.
Skilled in the use of hand and power tools common to trade.
Basic computer skills.
Customer service skills.
WORK ENVIRONMENT & CONDITIONS / PHYSICAL DEMANDS
Exposure to heat cold humidity dust and noise is common especially when working in mechanical rooms rooftops basements or outdoor facilities.
Technicians work across academic buildings dormitories laboratories and outdoor areas often transitioning between climate-controlled and non-climate-controlled spaces.
Work may involve proximity to moving mechanical parts electrical systems and potentially hazardous materials requiring adherence to safety protocols and use of personal protective equipment (PPE).
Requires lifting and carrying loads up to 50 pounds such as HVAC components plumbing fixtures or electrical supplies
Requires frequent moving : Standing walking bending kneeling and climbing ladders or scaffolding for extended periods.

Work shift is Mon-Fri 2 : 30 p.m. -11 : 00 p.m.
Role will be a m ember of the Local 615 Services Employees International Union.
Non-exempt role. Hourly rate beginning 1 / 1 / 26 is $35.03.
