Position will float to multiple properties.

Position Overview

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

Post all payments and income from applicants, current residents, and non‑current residents accurately, timely, and efficiently.

Process and reconcile daily account receivables.

Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.

Complete end‑of‑the‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files to ensure accurate records.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

Regular / daily onsite attendance required.

Screen, hire, train, coach, and develop onsite staff using consistent techniques & company directives.

Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.

Promote harmony and quality job performance of staff through support and effective leadership.

Ensure staff compliance and consistency with company policies and procedures.

Manage leasing techniques to ensure effective closure, follow‑up procedures, and accurate reporting.

Implement marketing strategies and systems from the annual marketing plan.

Address resident complaints and requests to ensure resident satisfaction.

Develop and implement resident retention programs.

Effectively show, lease, and move‑in prospective residents.

Administrative Management

Provide excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff.

Maintain property appearance and ensure repairs are noted and completed on a timely basis (requires regular property inspections and tours).

Assist in supervising all business functions related to operations.

Plan for and utilize property resources, equipment, and supplies economically.

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and / or training.

Basic computer skills required; ability to understand and perform all onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular standing or sitting for prolonged periods; repeated motions involving wrists, hands, and fingers; ability to assess accuracy, neatness, and thoroughness.

Move around between worksites.

Occasional use of ladders, stairs, scaffolding, ramps, step stools, and the like; ability to move self into different positions; operate machinery or power tools; operate motor vehicles or golf carts; lift and place objects up to 25 lbs.

Ability to work overtime, weekends, nights (emergencies); work in small and / or enclosed spaces, flat and non‑flat terrain; work in extreme temperatures; work outdoors in precipitation and wind; exposure to hazardous chemicals.

Compensation

Salary Range : $25 per hour to $26 per hour.

Additional benefits : medical, dental, vision, life, accidental and disability insurance; 401K with employer matching; commission and performance bonuses when applicable; paid sick days and company holidays for full‑time employees.
