About the Role

As a Maintenance Technician at one of Proper’s subsidiary companies in Augusta, GA, you’ll play a critical role in maintaining the property’s physical infrastructure, ensuring safety, comfort, and an exceptional experience for residents. You’ll be hands-on with repairs, maintenance requests, and preventative care of building systems. This full-time, non-exempt role is ideal for someone with technical repair experience, strong work ethic, and a passion for problem-solving.

Key Responsibilities

Maintenance & Repair

  • Complete daily service requests and work orders promptly and efficiently.
  • Diagnose and perform repairs on HVAC systems, plumbing, electrical, and appliances.
  • Conduct general carpentry, drywall, painting, and cosmetic repairs.
  • Maintain and repair irrigation systems, sidewalks, and foundation areas.
  • Assist with unit turnover and make-readies for new residents.

    • Preventive Care

  • Perform routine preventive maintenance on building equipment and systems.
  • Ensure tools and safety equipment are properly maintained and utilized.

    • Safety & Compliance

  • Follow company safety policies and OSHA guidelines at all times.
  • Participate in on-call rotation for emergency repairs.
  • Support the maintenance team in upholding property condition standards and cleanliness.

    • Communication & Reporting

  • Maintain accurate documentation of completed work, materials used, and time spent.
  • Communicate effectively with residents, vendors, and team members.
  • Participate in staff meetings, trainings, and safety briefings.

    • Requirements

    Education

  • High school diploma or equivalent (preferred).

    • Experience & Skills

  • 1+ years in property, facilities, or building maintenance in a supervisory role (required).
  • Basic / intermediate knowledge in HVAC, plumbing, electrical, and general repairs.
  • Experience working with tools, ladders, safety equipment, and light machinery.
  • Excellent interpersonal, communication, and customer service skills.
  • Self-motivated, detail-oriented, and able to work independently or in a team.

    • L icensing & Requirements

  • Valid driver’s license and current auto insurance.
  • HVAC certification (required).
  • On-call availability for emergency situations.

    Schedule :

  • 8-hour shifts
  • Monday–Friday
  • On-call and overtime as needed
