Maintenence Director

Position Summary

Reporting to the Executive Director, the Maintenance Manager performs and / or coordinates all repairs and physical maintenance of the community and individual apartments. The Maintenance Manager ensures preventive maintenance is scheduled and performed on all equipment as needed for the community.

Essential Functions and Responsibilities

Solving Problems

Performs troubleshooting and repairs to plumbing, electrical and HVAC systems throughout the community

Demonstrates knowledge and understanding of the safe operation and use of hand and power tools used throughout the general maintenance industry

Team Leadership

Oversees and manages the community maintenance technician(s) and housekeeping staff (hiring, onboarding, and training)

In partnership with the Executive Director, evaluates, coaches, and performance manages the team consistent with Enlivant policies

Instructs or aids housekeeping to maintain floor covering in the hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, parking lots and other community areas

Relationship Building

In partnership with the Community Leadership team, manages the relationship and work of outside contractors or external vendors regarding the exterior finishes and landscaping by reviewing contractors work or assisting with smaller maintenance projects as instructed by the Executive Director

Owning Results

Understands and balances resident room requests with the expectations, needs, and concerns of the resident, family, and community

Inspects building(s) and other structures to determine functional systems and detect malfunctions and needed repairs, making notes and recommendations using a preestablished check sheet and following standardized maintenance criteria

Documents compliance with life safety and regulatory requirements as directed by Federal, State and local codes such as Fire Drills, Daily Rounds, and Evacuation Drills

Additional Duties

Prepares apartments for move-in and completes refurbishing of apartments after move-out, including but not limited to paint, appliance replacement, flooring as appropriate, and any additional upgrades as needed to prepare resident rooms

Maintains the interior finishes and first impressions of the community, including but not limited to paint, wall repair, lighting, other finishes including counters, cabinets, door and windows, and other services

Maintains the exterior finishes and first impressions of the community, including but not limited to paint, siding, lighting, landscaping, and parking

Performs other duties as assigned

Physical Requirements

Physical Demand Level : Medium

Ability to unilaterally and bilaterally lift, push, and pull 0-20 pounds frequently, and 21-50 pounds occasionally

Constant walking, seeing, hearing, smelling, and talking

Position changes (frequent standing, sitting, bending stooping, crouching, forward reaching, and below waist reaching as well as occasional above shoulder reaching)

Occasional fine motor skills including grasping / handling

Qualifications

Two to three years of experience in facility maintenance including experience with electrical, plumbing, and carpentry

Three to six months of previous supervisory, training, and mentoring experience

Must meet, have, or eligible to obtain all applicable state requirements and certifications

Written and oral English communication skills

High School Diploma (or equivalent)

Experience interacting with individuals diagnosed with dementia and Alzheimer’s disease
