Assistant Construction Manager

The Assistant Construction Manager fulfills the role of regular on-site support for the Construction Manager. The individual fulfilling this role should already have a foundational proficiency in technical construction knowledge and related management (e.g. understanding construction documents, scheduling, assessing contractor change order requests, cost management, etc.). At a minimum, the candidate should have gained a high level of experience as a project engineer or equivalent.

Responsibilities

1. Provides technical and engineering support to the construction manager. Coordinates with district staff, contractors, architects, engineers, inspectors, consultants and other construction support staff.
2. Participates in, and often runs, design or construction meetings.
3. Makes field checks on construction activity to determine compliance with job specifications, plans, established district standards, and Division of the State Architect (DSA) requirements.
4. Reads and interprets construction plans and shop drawings.
5. Assists in preparing written materials including correspondence, reports, procedures, and guidelines.
6. Supports development of weekly/monthly status and photo reports for project team.
7. Reviews, estimates, negotiates, and processes construction change orders and construction field orders.
8. Reviews and enforces construction and professional services contracts.
9. Manages and directs contractors and outside consultants, including review of invoices and contractor applications for payment.
10. Facilitates resolutions of construction and design issues.
11. Coordinates with architects for timely and accurate responses to requests for information, submittals, construction change documents, etc.
12. Generates and distributes meeting minutes.
13. Confirms contractor's maintenance of record drawings prior to monthly progress payments to the contractor.
14. Maintain project files in both electronic and paper format and utilizes Procore.
15. Manages the review of submittals for conformance to plans and specifications.

Qualifications

• Bachelors degree in construction management or a related field
• Five (5) years of related experience (or equivalent working knowledge / experience)
• Ability to lead meetings, communicate directly with owners and project stakeholders, inspectors, contractors, and architects
• Ability to learn, and hopefully master, what it means to be a project leader and take responsibility for outcomes
• Excellent communication skills; interpersonal, written and verbal
• Strong detail orientation and time management skills

Salary Range: $103,900-$133,900
