About the Role
Our client is hiring a Residential Estimator to lead preconstruction pricing for multifamily apartments . You’ll own quantity takeoffs, scope development, subcontractor pricing, bid leveling, and final proposals from conceptual budgets through GMP.
What You’ll Do
- Prepare detailed quantity takeoffs and cost estimates (concept through GMP) for sitework, structures, exteriors, interiors, and MEP .
- Analyze drawings / specs; identify gaps, risks, alternates, and value engineering opportunities.
- Develop trade scopes , solicit bids, and level subcontractor proposals ; recommend awards.
- Build cost models , unit cost matrices (per SF / per door) , and VE options for budget alignment.
- Produce bid packages , RFIs / clarifications, and final proposal narratives .
- Maintain historical cost data , market pricing , and unit rates by building type.
- Collaborate with Project Management / Operations on phasing, logistics, and procurement plans.
- Support owner / architect meetings and internal go / no‑go and risk reviews.
Qualifications
3–7+ years estimating experience with multifamily / apartment projects (garden, podium / wrap, mid‑rise).Strong plan-reading; knowledge of wood framing , podium concrete , exterior envelopes, interiors, MEP , amenities, and site / civil scopes.Proficiency with digital takeoff / estimating tools (Bluebeam, OST / PlanSwift, Sage / Timberline / ProEst) and Excel.Understanding of GMP, CMAR, lump sum , bid leveling, and the subcontractor market .Bachelor’s in Construction Management, Engineering, Architecture—or equivalent experience.Skills
Cost modeling ( per SF / per unit / per door ), risk assessment, VE, and clear proposal writing.Organized, deadline‑driven, and collaborative with strong communication skills.Comp & Perks
