Facilities Director

The Office of the Comptroller seeks to hire a Facilities Director that will oversee a team of custodians and custodial assistants and be responsible for the management of the day-to-day operations of the NYC Office of the Comptroller Facilities Unit under the direction of the Assistant Comptroller for Operations. This position requires working in-person in the office on all the assigned days / hours and may require working evenings and weekends, sometimes with little advance notice. Responsibilities include, but are not limited to the following :
- Supervise a team of custodians and custodial assistants including assigning tasks, ensuring that assigned work is performed up to standards, ensuring timesheets and leave requests are submitted, drafting staff tasks and standards, providing feedback and performance guidance
- Manage overtime scheduling and budgeting
- Proactively monitor and delegate tasks in the Facilities Unit service request system
- Develop a routine staff task schedule (including but not limited to mopping, vacuuming, replacement of water jugs, wiping surfaces, glass cleaning, garbage removal) with floor assignments and verification of task completion
- Assign and oversee preparation, cleaning or reconfiguration of workstations / offices for incoming staff
- Support NYC Comptroller Special Event setup including parades, meetings, holiday events
- Coordinate with vendors to obtain estimates / quotes and execute work orders
- Communicate updates and issues with Assistant Comptroller for Operations
- Develop and execute 18-month facilities roadmap (including but not limited to AC Removal / Installations, Fire Extinguisher Service, Painting, Carpet Cleaning)
- Submit DCAS building work orders (Archibus) and communicate updates with the Assistant Comptroller for Operations
- Adaptively manage work orders, respond to emergencies, including building and staff incidents, lead and track remediation projects
- Liaise daily with DCAS Tenant Relations, Engineers and Security for building and access related issues
- Serve as chair on DC37 Union Health and Safety quarterly meetings to provide updates and responses to inquiries
- Perform other duties and assignments as may be required
Qualifications
Eight years of full-time experience in construction, repair, alteration and / or rehabilitation of multiple dwellings, commercial, industrial or public buildings in the capacity of general contractor, superintendent of construction, procurement specialist, evaluator responsible for cost estimation, or as a field supervisor or as an inspector, at least 18 months of which must have been in a supervisory or administrative capacity involving responsibility for a large number of buildings; orEducation and / or experience which is equivalent to "1" above. Education in an accredited college leading toward a baccalaureate degree in engineering, architecture, engineering technology or a closely related field will be accepted on a year-for-year basis up to a maximum of four years. However, all candidates must possess at least 18 months of the specialized supervisory or administrative experience described in "1" above.Additional Information
