Job Title : Maintenance Technician / General Maintenance

Department : Maintenance

Location : Philadelphia, PA

Reports To : Property Manager / Maintenance Supervisor

Hours : Monday - Friday 8 : 00am - 5 : 00pm

Compensation : $22 - $30 Hourly + Benefits (based on experience and certifications)

SUMMARY

• Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
• Implement preventative maintenance measures
• Maintain inventory of repair equipment and supplies
• Complete inspections of buildings, units, office and amenity space as needed
• Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
• Perform other maintenance duties as requested

CLEAN CRIMINAL BACKGROUND REQUIRED

ESSENTIAL DUTIES AND RESPONSIBILITIES includes but is not limited to the following : Report directly to Maintenance Supervisor (if available - on staff) otherwise to Property Manager / Assistant Property Manager. This position is responsible for the maintenance and repair of mechanical equipment and building repair in a multifamily housing environment. - Ability to work with and repair drywall and paint drywall surfaces.

QUALIFICATIONS AND PREFERRED SKILLS : To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and / or ability required. Must have good communication skills. Must have basic knowledge of construction and repair processes. Must have a valid driver’s license, own transportation and tools.

EDUCATION and / or EXPERIENCE : High school diploma or general education degree (GED); or at least six months related experience and / or training; or equivalent combination of education and experience.

CERTIFICATIONS : Must have a valid drivers license & own vehicle. Clean background required.

LANGUAGE SKILLS : Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively after groups of customers or employees of organization.

MATHEMATICAL SKILLS : Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY : Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems and find solutions within company protocol.
