Job Purpose

Performs custodial / janitorial work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing cleaning-related tasks. Reports hazardous or maintenance related conditions to property manager.

Duties & Responsibilities

• Supervise and train the work of the cleaning staff in the building.
• Designate shift and area work assignments.
• Manage employee relations and performance issues quickly and appropriately. Document and report to management.
• Review employee timekeeping to ensure compliance with timekeeping rules and complete payroll documents to ensure all employee time is paid correctly.
• Inspect the jobsite regularly to identify any quality concerns or project work needed; complete and submit inspection reports.
• Identify and communicate the need for any special project work to management.
• Maintain cleaning supplies inventory.
• Respond quickly and appropriately to all manager concerns or complaints.
• Enforce all safety policies and procedures.
• Sweep all hard surfaces in lobby
• Wet mop all hard surfaces in lobby (wet floor signs are required to be used when mopping and must be removed immediately when area is dry)
• Dust and wipe down baseboard
• Clean all lobby glass window surfaces inside and out daily
• Clean all lobby glass door surfaces inside and out
• Clean all lobby desk areas
• Clean and disinfect all Men’s and Women’s restrooms restock paper products and hand soap, remove trash
• Clean all stainless steel with stainless steel cleaner, no water spots
• Wipe down painted doors, no handprints
• Keep cleaning supply closets locked at all times
• Report maintenance items, trip hazard or defects to Maintenance Supervisor
• Dust all light fixtures and remove cobwebs, make sure there are no bugs in light fixtures
