[job_card.job_description]Light plumbing and electrical work Appliance installation and general appliance repair Prepare vacant units for new tenants (unit turns) Flooring repair and replacement as needed Communicate effectively with tenants, vendors, and team members via phone, email, or in-person Conduct regular property walks and inspections to ensure safety and upkeep Posting notices and communications to residents Support leasing staff showings as needed Proven experience in general maintenance, preferably in a residential or multi-family setting Demonstrated skills in HVAC, plumbing, electrical, appliance repair, carpentry, and drywall Prior experience or familiarity with property management duties (training available) Excellent customer service, communication, and organizational skills Ability to multitask, prioritize, and manage responsibilities independently Able to work in changing weather conditions and varying temperatures Comfortable with daily computer use and date entry Reliable transportation and a valid driver's license Must supply and maintain personal hand tools Functional cell phone with active service HVAC certification and / or relevant trade certifications Experience in construction, renovation, or residential maintenance Proficiency in Microsoft Outlook, Word, and Excel Experience with Rent Manager or similar property management software (a plus) High school diploma or equivalent; additional certifications are a plus Competitive hourly wage or salary, based on experience Benefits package including : Simple IRA with up to 3% employer match contributions after 90 days Paid Time Off (PTO) and Paid Holidays

About the Role :
We are seeking a motivated, reliable, and skilled Maintenance & Property Support Technician to join our team for the management of two multi-family communities in Topeka, KS. This hybrid role combines traditional hands-on maintenance with property management and leasing support responsibilities. You'll play a vital role in ensuring the smooth day-to-day operation of both communities and helping to maintain high standards for resident satisfaction.
The ideal candidate is proactive, experienced in both general maintenance and customer service, and comfortable working independently while collaborating with the broader property management team. This role requires strong communication skills, attention to detail, and the ability to manage multiple tasks efficiently and professionally.
If you have experience in demo, renovations, appliance installation and repair, painting, drywall work, flooring repair, and light electrical or plumbing work-and enjoy a fast-paced, hands-on environment-this position is for you.
Maintenance Duties :
- Ensure properties are clean, safe, and compliant with all applicable codes
- Respond to and resolve resident service requests promptly and professionally
- Maintain accurate records of work performed and supplies used
- Assist with vendor coordination and supervision as needed
- Perform routine and emergency maintenance, including :
HVAC system service and maintenance
Light carpentry, drywall repair / installation, and interior / exterior painting
