Essential Role and Responsibilities

SMC is seeking a Property Manager to maintain the physical, administrative, and financial aspects of our affordable housing properties in [City], New York. Responsibilities include :

  • Ensuring the property is audit ready, i.e. MOR & REAC
  • Maintaining accurate resident records including rents, deposits and application fees received by residents
  • Managing maintenance and office team
  • Overseeing move-in and move-out processes
  • Showing prospective residents' property
  • Conducting annual / internal audits to ensure compliance with Tax Credit and Section 8 standards as well as weekly inspections of building and grounds
  • Ensuring on time completion of certifications and re-certifications
  • Developing, implementing, and maintaining a new tenant orientation program
  • Establishing community partnerships with agencies, private and governmental, which offer programs or services needed or desired by our residents
  • Preparing, or participating in the preparation of various reports required for the Regulatory Agencies and other arms of government
  • Meeting to resolve complaints and grievances
  • Ensuring that the security system provides the maximum safe environment for the development
  • Overseeing maintenance staff to maintain completion of work orders and turn overs
  • Generating and maintaining various logs
  • Preparing Purchase Orders
  • Issuing appropriate notices when needed (i.e. late payment, eviction notices, returned checks, memos)
  • Other duties as assigned by Management

Position Requirements

Job Requirements :

  • 1-2 years of property management experience
  • Knowledge of Section 8, LIHTC, and / or other affordable housing programs (DOB, HPD, ECB)
  • Understanding of NYC local laws (11,87,84, etc)
  • Must be familiar with requirements of the following agencies : HUD : Section 8, REAC, MOR; HDC; LIHTC, HFA; HCR; HPD
  • Experience with SitCompli and Yardi
  • Ability to work independently with minimal supervision
  • Bilingual Spanish is a plus
