Vice President Of Development
Brookfield Properties is seeking a Vice President of Development to join our team with a focus on the Southeast Region of the U.S. This role will cover the southeastern U.S. region, with office location flexible. You will be instrumental in inspiring change and continual improvement within our dynamic culture.
Role & Responsibilities :
- Develop, maintain, and report on financial models for current and prospective development projects.
- Prepare economic analysis including DCF projections, return sensitivities, market analysis, lease terms, equity investments, debt structures, etc.
- Prepare presentations and reports for public agencies, partners, and internal management.
- Collaborate with the senior leadership team to develop and evaluate multiple scenarios for each development opportunity.
- Track project budgets and prepare reports for internal FP&A team; help to set project-related tasks, milestones, and meeting schedules during acquisitions, predevelopment, entitlements, and construction.
- Support the acquisitions team in underwriting new development and investment opportunities, preparing financial models and performing due diligence.
- Assist the asset management and leasing teams in pursuing tenants and during lease negotiations.
- Engage with and help oversee the workflow of architects, engineers, general contractors, and other consultants and service providers.
- Develop and maintain strong working relationships among all stakeholders in the development process, including government officials, community groups, public and private investment partners, land use attorneys, etc., and take an active role in preparing and presenting materials for public meetings.
- Prepare investment memorandums for the senior leadership team.
- Coordinate information exchange with regional offices and multiple company divisions such as Acquisitions, Financing, Design and Construction, Leasing, Asset Management, Legal, and Marketing.
- Research and maintain market data for core office markets and core tenant industries.
- Research and summarize identified project constraints such as zoning and land use regulations; develop expertise in all relevant local regulations and trends.
- Assist in preparing annual business plan strategic goals and objectives.
- Assist in preparing annual department and project / programming budgets.
- Identify project risks and help create strategies to offset them and achieve project goals.
- Assist in preparing project development timelines and obtaining public approvals.
- Act as an ambassador with neighborhood organizations and external groups.
Your Qualifications :
Bachelor's degree in a related major, graduate degree a plus.10 years relevant commercial real estate transaction and financial analysis experience.Advanced proficiency in Microsoft Excel and ARGUS Enterprise software experience a plus.Excellent interpersonal, analytical, and strategic problem-solving abilities.Strong written and verbal communication skills.Ability to work as part of a team.Ability to compellingly articulate ideas, arguments, and recommendations.Ability to handle large volumes of work; good organizational skills, and ability to manage workflow, prioritize, and meet deadlines.Self-motivated and proactive with respect to managing deliverables and own professional development.Your Career @ Brookfield Properties :
