What is an Occupancy Verification?

Mortgage lenders need periodic updates on their properties, and they hire independent contractors like you to perform this vital task. The primary objectives of the property inspection include :

  • Verifying property occupancy.
  • Reporting on the general condition of the property using a user-friendly mobile application.

Most inspections will be conducted externally, with about 10% requiring interior photos when properties have gone vacant.

We operate at a county level, meaning you'll handle all inspections within your assigned county. In cases of high volume, you may share the county responsibilities with another inspector.

Responsibilities

  • Complete most inspections in approximately 5-6 minutes.
  • Finish the inspection within 4 days of being assigned.
  • Assess general property conditions and determine occupancy based on industry standards.
  • Capture 9+ photos of the property with concise comments.
  • Fill out a short form in an app.
  • Be prepared to spend extended periods driving, making numerous stops within your designated area.

    • Requirements (must have to be considered) :

  • A computer with consistent internet access.
  • A reliable vehicle (good gas mileage is beneficial as you will cover your own fuel costs).
  • A smartphone (either Android or iPhone).
  • A printer.
  • A valid driver's license to pass a standard background check.

    • Compensation and Work Hours

    This is a 1099 independent contractor position, with a flat rate per inspection. Compensation rates vary based on county and inspection volume, with earnings equivalent to $30-$40 per hour .

    Depending on whether you are in an urban or rural area, you can complete anywhere from 20-500 inspections a month, averaging 2-30 hours of work per week. Lower volume counties tend to offer higher rates, whereas higher volumes provide lower rates. The number of inspections can vary monthly, but workload remains consistent.
