Community Manager

The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management. The on‑site leader supervises all aspects of the property and staff to ensure compliance with Asset policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management – screen, hire, train, coach, and develop on‑site staff; maintain weekly / daily staff schedules; address performance problems; promote harmony and performance through effective leadership.

Financial Management – achieve net operating income through cost control and revenue improvement; develop yearly operating budgets / forecasts; monitor rent collections, vendor invoices, property closeout, and financial reports.

Strategic Leasing Management – develop yearly marketing plan; execute marketing strategies and systems; ensure effective leasing techniques; manage resident complaints and retention programs.

Administrative & Maintenance Management – head emergency response; monitor service request turnaround; maintain property appearance; plan resource utilization; direct maintenance, construction, and rehabilitation activities.

Education / Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four years of housing industry experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication, repetitive motions of hands and fingers, overtime, weekends, and night hours for emergencies.

Standing or sitting for prolonged periods, move from one worksite to another, and occasional ladder, stairs, scaffolding, or ramp use.

Operate machinery, power tools, motor vehicles, and expose to hazardous chemicals and extreme temperatures.

License / Equipment

Reliable transportation due to emergency on‑call requirement.

Compensation & Benefits

Salary Range : $70,000 to $80,000 per year. Benefits include medical, dental, vision, life, accidental, and disability insurance; 401K with employer matching; commission and performance bonuses; paid sick days and company holidays.
